I'm back from my trip to Barcelona and am feeling much better (I was ill for 2 weeks). Here is what I know so far.
ElectroSucina closed down and been taken over by a Chinese Todo shop which opened on Saturday. It sells food and drink and seems to be open until 11.30 at night. Chip shop closed down for a while and the owner Linda has opened it herself. Here are her opening hours for the coming week.
"Many of you have asked me what nights of the week the Fish and Chip Shop is going to be open so that you dont waste your time going up there and find us closed. We are still trying to decide on regular opening hours for the long term and I will let you know this when we do." However, for the forthcoming week will be open as follows:
Monday 5th and Tuesday 6th, - 6 - 9 pm
Wednesday 7th - 6 - 11 pm (Spain v Germany)
Thursday 8th - 6 - 9 pm
Friday 9th and Saturday 10th - 6 - 11 pm
Sunday 11th - 6 - 11 pm (World Cup final)
Still no word about next meeting and work still going on with commercial units. We will be discussing the Community Rules at the next meeting and a draft of these should be circulated by email. I have a copy of them in Spanish but had suggested meeting with Gines to discuss them before they are circulated.
The community of property owners (comunidad de propietarios) is regulated by the Law of Horizontal Property (La Ley de Propiedad Horizontal) which was passed in 1960 and amended in 1999.
The community is managed by an elected committee which appoints a president and secretary, both of whom are residents in the community. Day to day management can be delegated to a professional administrator, who need not be a resident in the community.
In a
comunidad the owner holds the house or apartment outright and shares the use of the remaining areas as part of a community of owners.
The common areas in an apartment block are the lifts, lobby, stairs, foundations and the roof. Any property that shares facilities will automatically become a member of the relevant comunidad.
The rules set by the comunidad are intended to improve the quality of life of residents. They usually deal with concerns about noise, the pool, pets and the overall standard of the urbanisation or apartment.
The aim of our Community appears to be to keep the outside area of the building appear as an attractive unit and so that is why no air conditioning units or aerials are allowed on balconies, all balconies have the same lighting, any improvements you mjay want to make to your balcony will have to be approved by the Committee (eg putting up coloured canopies etc.). As many of you know I had to wait until my roof aerial for my broadband could be approved as it was different from the other aerials on the roof.
The one concern I have is about the rule about not being allowed to hang washing where it can be seen by "others". That would seem to exclude hanging out washing on balconies. In winter I use the sunny area by pool to dry my washing as I get no sun in winter and it is impossible to dry my clothese or bedding.
The fun will start when rules are set about use (or restructions of use) of pool. Some communities ban use of balls and other playthings in pools, restrict timing of use of pool, allow adults only a swimming time free from children, restrict consumption of food and drink ietc. We need to buy a rubbish bin soon as some visitors/residents (or maybe workmen) are not removing their rubbish from this area.
We will also have to all think about what we do with the "communal" area which is an access to the pool. It seems such a waste of good space. I was thinking we could possibly have storage units put there where we could store communal sunbeds, parasols etc. Or we could buy seating and tables for taking a rest break from the sun where food and drink could be consumed. Personally, I think toilets should have been installed in this area as for some people it is a long walk back to their apartments in wet clothes to use the toilet. It is especially very difficult for those disabled or with walking difficulties. It also means Staircase K will get WET and possibly dangerous from those using that stair in wet swimwear.
Anyway, lots to think about.
