Hi to future fellow Arenal Duquesa apartment owners.

We visited the site at the end of November 2006and we were a little concerned to see a large building rising alongside phase 1. I don't know about anyone else but when we were first briefed by Arenal and Viva Estates, we were told that there would be a Medical Centre and a Commercial Centre (shops) on the Arenal site. We were told that both would be LOW-LYING buildings.

Well the Commercial Centre has now it would appear grown into a 6 storey apartment building with the Commercial Centre on the ground floor. Better still this apartment building will be classified as "affordable housing". We were not advised about this change and i have taken up the matter with my abogados.

I don't know about other prospective owners, but a) I did not buy a penthoused apartment to look out towards the sea/marina and see a bloody great big building; and b) I have some concern about the prospective owners in the affordable housing?

What does any other owner in phase 1 feel about this.

I am a little concerned to hear about this 6 storey building as I thought there was a height restriction on buildings in the area. I will be asking my lawyer what he knows about this - can you describe where exactly will it be? 

Just a point on 'affordable housing'.  my understanding of 'affordable housing' in the UK is that it is to help key workers eg nurses, teachers, police etc, get on the property ladder.  it's different to 'social housing' which applies to people on benefits - do you know if it is the same in Spain?

I'd be grateful if you could let me know any legal feedback you get or if anyone else has any experience of this kind of thing could they please share

I think not !

One of the things that attracted us to this area originally was that it still felt like a proper Spanish town, unlike some of the English ghettos further up the coast.

It is vital that there is affordable housing for for local Spanish families to preserve a balance in the area.

I am really pleased that we will have some Spanish neighbours next to us, who are actually living in the town and not just using the apartments for holidays.

As I understand it 'affordable housing'  is more or less the same as it is in Britain therefore is not 'social housing'.  The requirements are that combined salaries should not exceed 5 times the Spanish minimum wage. 30% of all new developments must include 'affordable housing'. Again similar to here in Britain. So it appears that these properties will be taken by young Spanish couples, no bad thing in my opinion. I believe this will help mantain the indigenous culture of the area and not be 'colonised' like some other parts of the Cost del Sol!

reply from my solicitor below:

"Concerning your enquiry about the new development, Arenal 2000 is building 150 units at the price of 180.000,00 (per unit),  following the requirements of the Urban Law in Spain forcing the developers to build these units when big extensions of land are bought. 

These development will be in an absolutely separate and different complex to Arenal Duquesa; there is nothing to concerned about".

Any idea what the buildings are in the foreground of the picture in 'shared photos'. They look single story?

When I look in shared photo's the last photo  was taken 12 October 2006 (34134).
