Hi

 

Suppose to be end of year with habitation January.  My brother is out there at the moment visting show home.  He is returning next Tuesday so hopefully I will be a little wiser of completion and what site looks like.

I have heard from my lawyers today and they are literally just waiting for the habitation license to come through and then they will be able to start completions! Shouldn't be long now!

same here.  we've spoken to lawyer and mortgage broker and they just waiting for the licence to come back from town hall.  its a bloody long wait though. been well over 2 months since they applied and should only take 4-6 weeks. i was told that sometimes it can take months to get the licences granted from the town hall.

we are being told that the bank in spain can't even arrange anything or go out to do valuations until the licences come back.  is this same for others? its just that when it finally comes back then will take another 4 weeks minimum for bank to value and open the mortgage account etc. is there anybody getting regular updates cos i'm not.  i was sent a couple of photographs about two weeks ago, on them you can see palm trees on sight now but they're not very close. And you can see another building which doesnt look very attractive very close to the site which i assume is the affordable housing that you all talking about. apparently it is good to have affordable housing in a village as it helps keep the spanish feel to the place

Banco Halifax carried out my valuation in Dec 06, and I know some others were as well.

I would enquire from your advisors.

  I am a little uneasy about the completion process.  I am of the opinion that we inspect  the property (approx 2 hours) then we pay the balance, then Arenal have 15 days to correct any defects. 

I spoke to Paul Oct 06.  He told me that we would all have a hour slot to inspect, we then pay the balance and then Arenal have 15 days to correct any defects. Therefore there is then a  second snagging inspection, typically when you may not be in Spain, but  it is as important as the initial inspection.

  I am a little uneasy about paying in full before IMHO the apartment is ready.  Is this the legal way or is this Arenal's way???????????  Can someone please clarify.  I would much prefer a 'fully inspected and all defects corrected' situation before I pay up.

 Once all monies are paid our powers of negotiation are reduced.

 Also you must have the specification with you for inspection, this is usually in Spanish.  However I did ask Paul and he confirmed that it would be in English.  If the property and spec do not match, one cannot be penalised for late payment.

I beliive that at this stage, as eager as we all maybe to complete, it must be correct.

will and marianne?  does this mean you have your valuation.  how much did it come in at.  i wonder why my mortgage broker is saying the bank wont go out to value until licence comes in.   oh, this is all driving me nuts now.  everybody seems to be getting different information ha.

Hi

I got a valuation about 2 weeks ago, from BBVA who approved the mortgage. 
The valuation for a third floor apartment in Phase 1 is € 222,000

I plan to make the apartment available for short term rent, once I have got it furnished. 

Still awaiting word on when the purchase can complete.

Sorry - I was changing ISP's this week and only got back on board.

Get mortgage broker to look at other banks - mine was Banco Halifax and there was no problem there.

Our valuation was up 12% on what we paid April 06.

My Brother and his wife are over in Spain this week and tried to visit the complex yesterday but to their disappointment it was closed due to a "funeral" however  there were some builders on site.  There was also another gentleman there who arranged to visit with an appointment so obviously he must have been really disappointed.  They will try again today so hopefully there will be able to view complex in more detail, hopefully visit our apartment which is on Phase  1 and take more photographs.  I somewhat think though it wont be simple to just pop in and visit with the Spanish there is always a delay or problem.  Await their return on next Sunday and will update.

Just had a phone call from my Brother who  has just visited apartment which is in Phase 1.  Bedrooms smaller than expected especially twin bed room but lounge a good size.   He was told completion expected around May 07.  We have a ground floor apt so view of pool was good as well.  it looks like there is no mirror or vanity units in bathrooms and no light fittings.  Quite a few people there looking at the apartments.  Weather at moment 24 degrees not like here snowing like mad.  Will post photos when he arrives back early next wk.

I think you will find there are no light fittings anywhere in the apartment.  I beleive the 2nd bedroom is not big enough to take 2 single beds and open the window.

may 07??  surely not.  i hope they are ready before then. i am sat around waiting for my licence hoping to be in within 6 weeks of that!!  maybe that explains why my mortgage broker won't send out for valuation from the bank.  he says that any valuations or mortgages arranged are timed out after 90 days and whole process has to be repeated again.   was it a site official who said may 07 before completion? was everyone else thinking it was due for completion very soon?

Surely if the windows can't be opened in bedroom 2 this is a big problem!  After all it is supposed to be a double bed room. I would say this is a major misrepresentation in the way the plans are illustrated and in the show apartment.  I didn't expect mirrors but should there not be a light fitting on the terrace? If May is the completion date then it appears the habitation license wasn't applied for early enough. Hey ho nobody said it would be easy!

The problem with bed 2 is that the doors are French doors that  open into the bedroom, they should be sliding doors like the doors that they have fitted into the lounge.  They probably got the French doors discounted, when you think about 400 apartments they will make a saving.  Arenal definately pulled the wool over our eyes though, as in the show flat the beds were shown off of the other wall, where the window is in our apartment, making the room appear bigger.  And they for sure showed the room easily accommodating two beds in the plan layout  that I was given when we put our deposit down.

If you are expecting to put a double bed into bderoom two you will need to have the figure of Victoria Beckham to walk around the bed

Infact maybe the apartments have been designed with 'Vicky Becks' in mind, as the shower cubicle is so small........ for size zero only!!!

Laurdan when you mention French doors I assume you are talking about the wardrobe doors or do you mean the windows?. Or perhaps you have a different configuration to me where your bedroom opens onto the terrace? Not sure but it sounds as if it may be a major problem!

Cant believe reading other comments that the completion date is now May.. We were told by MRI that our completion date was 1st November 2006 so we have all the finances in place ready to go. We will have to start the ball  rolling again as the loan offer is only valid for 6 mths....We cant seem to get a straight answer from anyone . Very frustrated and Fed Up Clients!!!!!

According to our spanish solicitors the Habitation licence was applied for in Dec but should only take 4 - 6 weeks to be granted which according to them should be now mid Feb..

Is there a problem with the site we dont know about?????

i feel exactly same. i know i posted a right old moan yesterday.  i've e-mailed mri, and my solicitor, and my mortgage broker to try find out whats going on.   i've also uploaded some pictures i kindly received of the site onto the shared photo if anyone not seen it.  it looks pretty much ready to me.  i wonder if blocks are being released separately, therefore people might have to wait a little longer than others even though all on phase 1.  

i must admit, everyone i speak to over in spain dealing with things for me seems to think there's no problem and completion still planned just as soon as licences come back. although its supposedly quite typical for this to happen.  i want to go out and look for myself, ask some questions.
