It's a shame about the size of the Commercial Centre I thought they stopped the construction of all tall buildings!
Dissapointing also about the size of bed 2 but if they are the only negatives in the whole development we won't be doing too badly. The perfect home has not been built yet, anywhere.

It seems you may wait a while longer. I understand that CajaSur, the banker of the project and a partner in it, has taken full control and is renegotiating contracts. This means that work has stopped. This information comes from The Resident, a local newspaper covering the area of La Linea to Estepona.

I have contacted my solicitor today and await a reply.
Have Arenal gone into receivership?? It is strange that they have halted all building works I would have thought that they would have been keen to get phase one completed and all the money in.
What on earth is going on?????

The whole thing is a mystery. Spoke to my agents, they weren't even aware that CajaSur had even bought into Arenal and as far as she is aware work is still going on. She is investigating and coming back to me. Whatever is going on surely the developers want to start seeing some money coming back to them as soon as possible?

Information today is that Phase 1 is complete, all bar a few bits of gardening and general tidying up. I have also been informed that snagging and the last few items will be dealt with when the licence of occupation comes through, it has been applied for, at which time they will do the last bits and then hand over. My information is that Arenal 2000 has started a new project elsewhere and the finishing of this one in Sabinillas will be handed over to a project management company to oversee the completion. This transition is what is causing what I am assured is a temporary delay. The objective of all of this is to finish the whole project, including the commercial centre, all the phases and the aparthotel by the end of the year or close to then. My impression is that the bank feels the whole project has taken too long and has decided to make these changes to give it the required push.

Just spoken to Arenal. A lot of the conversation confirms Medicos post. However, there are bits and pieces that are of interest and mainly positive. The word is that everyone that has seen the development recently has been 'knocked out' with the look of the place. If you can forgive the length of this post I will highlight the points of interest. This is as it was explained to me and I take no responsibility for what is true and what isn't!
Arenal Sur are the holding company for Duquesa, Golf etc. Arenal 2000 were partners with Cajasur they overstretched themselves and developed a cashflow problem and handed their 30% holding back to Cajasur.
CajaSur had enough of the time taking to finish the project and have instructed Gerens, a large Project Management Company to complete all building by the end of the year!
Very little to be done on phase 1 just the road by the office to finish and the roads have period lights and are tree lined so they should be very attractive. All apartments will have Siemens appliances, there is a video entry phone and coving around the entrance of the apartment which is apparently unusual. Also the ceilings are 4-5 inches higher than normal.
In comparing sizes with the show apartment, bedrooms same length but a little wider, kitchen wider, lounge 20-30% bigger. 20% of the development will have permanent residents among them many from the Civil Guard.
Commercial centre is apparently in keeping in size with other buildings along that road. People taking up the affordable housing have no access to the main development facilities. Many purchasers of these properties will be professional people among them bank managers who do not earn the same kind of money as they do in the UK. There is no such thing as council housing in Spain so if you cannot afford to buy a property you stay with the family.
Looks as if the Commercial Centre will be bought by one person and it is intended to have 50 retail units all within walking distance.
I think that's about it apart from still waiting to hear from Town Hall for the habitation licence. Once again I apologise for the size of this post but I thought you would want me to pass on what I heard.

PS One last thing for those with french doors in bed 2, if Arenal will not replace them I was told that it is not expensive to install sliding doors.

It sounds good news. I was thinking that phase 4 would be delayed until next year but it sounds like we could be in before the end of the year. Anyone with any latest photos that they taken recently?

Thanks Alan for passing on what you gleaned from Arenal.
I remain positive about the place we are all waiting to move into. From the way Phase 1 is being finished, I can see no way that the local authority will stand in the way of buyers moving in. They know that if they drag their feet too long, the place will not get any better than it will be very shortly. There is nothing for them to gain by delaying licences for long. Also from the finish going into Phase 1, it appears to me that Arenal and subsequent project managers remain keen to maintain their reputations. So goodwill on all sides seems to be continuing.

well, whatever everybody is being told (and we all seem to get different excuses) the fact remains that phase 1 is practically complete and we are just awaiting the licences. there must be some problem, whatever they say, because they should have been granted weeks ago. the town hall wouldn't be holding on to them for nothing. just wondering if the town hall in manilva will tell us anything direct and then at least we'd know what the problem is full stop. it just doesn;t make sense for arenal to be sat on practically completed appartments when stacks of people are waiting to pay for them and bloody move in.

just thought i'd mention that i won't even bother ringing solicitors in spain anymore cos all they say is 'just awaiting licences from town hall in manilva' oh and '4-6 weeks!!' again.

From what I can make out the habitation submissions were not made collectively but in parts and this is what has lead to the delay. If that is the case I have no idea why they were done this way.

'John' has left a message on the 'Chit Chat' thread saying that there is a problem with the penthouse apartments! Looks like they have been built illegally and cannot be used. First I have heard of this, looks as if that is the reason the habitation licence has not come through. I hope it's not a major problem but it doesn't look good. Have contacted my lawyer and I am going out at the end of the month so will try to get more info.

Can it be that they assumed that because they had a top floor apartment they could use the roof as a private terrace??
When I was out there last October 06, Paul Cox told us that no one would be able to use the roof terraces. The roof houses the air conditioning units, we would all have a key for the door to the roof top in case an engineer needed to gain access due to a fault in the air con unit etc. But it would never be able to be used as a sunbathing roof terrace or drinks in the evening. I would imagine the noise up there would be noisy if all air con units are going at once.
The whole of phase one doesn't have penthouses just ground floor, 1st floor, 2nd floor and 3rd floor.

Oh boy this really is a roller coaster ride. If there are air con units up there it would make absolute sense that the roof terrace wouldn't be used for leisure purposes. Lets hope that's the case and we're back to square one!

Trust me Alan you cannot entertain on the roof terrace, apart from the fact it is dangerous there is not much room up there.
And I have not heard of any Penthouses on Phase one, all apartments are practically the same. The ground floors have more terrace space but even they are the same inside.
It could be a case of the estate agent saying what he can to sell the property. It is my reckoning that the licence will be through around the 19 April 2007. If we have no licence by the end of April it may be time to worry and make sure your bank guarantee is in place. Perhaps we should make sure about the guarantee now.
