what makes you say april 19th laurdan? just wondering. that'll make it end of may early june before we get in if we go off the 4-6 weeks! rule everyone been telling us for months. now don't laugh everybody, but i have a two week booking for first two weeks in june!! ha . i was expecting to be in by now or next month at least. hope my parents not reading this because them and their two friends have booked flights and everything!! oh dear.
thats what happens when you presume any delay won't be five months!! and it'll probably be the last booking i get knowing my luck too.
anyway, john, i was told the same about the roof terrace and the air conditioning being up there. maybe you could ask 'john' from the other thread what exactly he means. i hope we hear something before you fly out at end of the month or we'll all be waiting to pounce on you when you get back for information. !

The licence was sent in to the Town Hall in two parts. One part was sent in Dec 06 and the second Feb 07. It is only my opinion but I believe it should be through by end of April.
That said then it will be a mad stampede for people to complete. Now with over 400 apartments it will have to be staggered or it will be like a bring and buy sale. I have not booked any flights yet but I certainly want to use the apartment this summer

Good Morning all Arenal Duquesa's
I have today received a reply back from Arenal Duquesa
'Phase 1 of Arenal Duquesa is fully licensed and compliant. As I understand it, under European building code we (nor any other developer) are able to offer communal roof terraces due to height restrictions and community liability insurance. The roof terraces are there and house the air conditioning units as well as the satellite dishes but resident access is restricted. This has always been the case, although we are increasingly aware that there have been some over-zealous sales people in the various agencies over the years who did tell their clients that the top floor flats had roof terraces either out of ignorance or otherwise. We as a developer have never said there were communal terraces.'
I hope that Satisfies everyone and we can continue on the ride, hopefully it will be a pleasant journey from now on in

Hello everyone, I stumbled across this message board during an anxious search for information on Arenal Duquesa Phase I developement. My solicitor in Marbella keeps telling me there is yet another delay in receiving the licences and the selling agents, McAnthony Reality have almost forgotten me and this developement! I've gleaned more info from this board than both of them put together.
Happily, various people on here seem to be quite optimistic...I guess we have no choice but to watch & wait.
At first glance it would appear we are neighbours with peps and Bridget. I'd be happy to hear from you guys and any other potential neighbours in Phase I.
Our unit is Apartment in block 11, entrance 36, second Floor, B, type 3, 1st Phase, together with parking space number 388.

hi monts. yes indeed we are, or will be sometime this century, neighbours!! although you are above me so no parties thanks!! you'll have to come down to ours instead.
and yes, we are all sat about waiting and, i don't know about the others, but its quite exiting when we get a post now because everyone hopes its more information!
we bought through mri too and they tell you nothing do they, just fob me off everytime i contact them. suppose in their minds they've got thier cut now but how stupid is that when they chasing for aftersales and the likes!
my mortgage broker is arranging valuation (hope that the truth this time) this week or next so hopefully somebody will have good news soon

Hi peps/Suzanne! It looks like we have gone through similar experiences. Bridget has mentioned on the other thread that MRI say we are looking at handover in July/August, so fingers crossed. Please do put up the figure you get on your valuation (if that info's not too private).
Everyone: I'd like to know more about these problems with windows in the second bedroom (?)
I'm dissapointed MRI didn't bother to tell me differences between the flats. Anyone care to enlighten me?

The second bedroom fiasco has been talked about in great length on this forum, can't remember which thread or when.
However to enlighten you the apartments DO NOT all have the same specification.
Some apartments have a window in bedroom one and French doors in bedroom two. It is the French doors that are the focus of the problem...being that the doors open into the room and with two single beds in that room the doors cannot open completely. Ideally Arenal should have fitted sliding patio doors like the doors in the lounge.
If you have a window in bedroom two, this problem will not affect you.
Some bathrooms have the toilet and bidet facing each other. This allows a very small gap for you to pass through to use the bath. I must say that it has made me chuckle...maybe it was planned like that for the times when you have Spanish tummy

Re the bedrooms, is this windows business per block or just depends on what windows/doors they had available when they got to a particular apartment. Bet mine was a Friday afternoon job and has no windows.

No one works past lunchtime. That's why it's a year late ! ! !
Seriously though, Quality does not appear to be a problem here, although there are some design issues with some layouts.
Our own ground floor apartment in Block 7 is generally well laid out apart from a tiny shower tray in the second bathroom suitable for size 0 models only.
We visited our own apartment in October and it was virtually ready to move in to then. Another sneaky look at the site 4 weeks ago, when the security guard popped round to Mercadona, confirmed that Blocks 7, 8, 14 and 15 are ready to go. I could not see the rest of the site from my secret bunker!!

Ok for all those waiting patiently the latest news! My lawyer tells me that she has spoken to the town hall and they have instructed the developers that they have to finish the road running alongside the development before a license can be issued. This they say can be done very quickly so the estimate for completion is appx 1 month. I know we have had dates before but this is the first time that I have had something direct from the town hall/developer on the problem. So fingers crossed.

Thanks for the update, my cousin lives near by so I will get her to keep an eye open for some sort of movement. Lets hope for everyones sake it does not take long and we can all move in.
