Hi Davey,
Just returned from our 5 day visit to UGR and all seems to be developing very well.
The sidewalks are being progressed in a red and black block paving and look really good. We had the opportunity to be shown around one of the front line show villas and it was very impressive.
The developer confirmed to me that they have bought the land adjacent to,and north of, the existing site.It is definitely their intention to extend the golf course to eighteen holes but as yet they have not recieved the required license.
The only negative point to me at this time is regarding the proposed golf club house. I am told it is their intention to use the existing sales office. This appears to me to be just a rectangular industrial type unit and would not give a great impression on first entering the development. Does anybody else share this view or know otherwise?

I hope you enjoyed your trip, we are due to go over at the end of Feb.
Did the developers give any indication has to when the licence would be issued, I have heard it is expected to be issued sometime in Febuary.
Regarding the club house at the front of the development will this be just for the issuing of golf clubs etc, I beleive there will be a seperate building near to the sports area, so the owners can have a social area to meet up etc.
I would hope that the developer, would change the appearance of the sales office.We had heard sometime ago that there was to be 1 terrace upstairs (from which you can see the golf course ), 15 places where you can hit the golf balls with possibility to install more places on the 1st floor.
Good to hear that the development is progressing well.

Hi all
I understood the Sales Office was going to be the greenkeepers building for all the kit required to maintain the golf course.
We were over recently and your posting reminded me about the pavements and the red paving - I must admit I forgot about that in all the excitement of viewing the show villa - fantastic!

Hi Dave,
The developers did not want to commit to a definite date for the extended golf course licence but said that it had been applied for and that these things were in the hands of the local authorities. However they seemed very confident of obtaining it.
We have posted some up to date photos which might be of some intersest.
Maybe you can get some clarification on the club house situation on your forthcoming visit.

Hi All
I guess it is about being patient for the golf licence to be issued, the local authorities do not seem to rush these matters.
Ray your photo`s do show how the development is progressing, also good to hear from other owners who have visited the development recently.
If anyone has any questions regarding the development, let me know and I will ask them when we visit. I will try and find some information about the club house also.
I do know there a quite a few owners visiting the development over the next few weeks.

Hi to all, we are just back from our 1st visit back to UGR since we purchased in Apr 2005 when it was just an empty field and what a difference !! A few points which may be of interest :
- Building seems to be progressing well - plenty of work going on when we visited - the terracota tiled pavements are mostly laid and look excellent
- The fabled golf course extension - we were told that it was almost certain to be going ahead, just awaiting the licence agreement and this is imminent - if and when it is agreed, it would be completed in around 5-6 years and we will all benefit financially I reckon.
- The show apt's are absolutely top class and if the real ones are even close to this standard, will be a a superb development
- Phase 1 completion is still outlooked for Dec07, all of the other facilities including shops, restaurants, sports areas, etc will also be completed for the same time
- There is to be a new clubhouse, located adjacent to where the Sales Building is now ( that will be used for greenkeeper equipment, etc)
- The community charges are estimated to be 500 euros p/a so works out at £28 p/mth, sounds pretty good to me and in fact bang in line with what we were told 2 years ago
- There will be golf discounts for owners but too early to give percentages - also, UGR are building a 5 star golf resort close to Alicante which we will be able to use at discounted levels.along with any others they develop in the area.
- TV satellite - this will be decided by the community once we are up and running.
- Golf course - there is definitely less water than previous plans, around 4 or 5 water hazards instead of all the way up the whole course - also the aqua driving range is dug out and in process of beng filled with water.
- The developers will offer a mortgage facility which should save us some set up fees if we use it, dependent on the int rates of course !! Details will be sent out in the Summer.
Our overall impression of the development was that very professionally managed and going to be absolutely superb - we are lucky to have bought into it early. We also purchased at nearby Roda Golf which is supposed to be a 5 star resort and we paid around 40% more for that privilige, but right now (after staying at Roda for our visit) and then seeing United, we now wish we had bought two at United instead.
I also took some photos and will try to upload them tomorrow if possible.

Thanks for the update, all the points are very interesting. After your report regarding the development we are looking forward to our visit and seeing the progress for ourselves , we are going out to Murcia at the end of Feb.
We have received a small amount of information regarding the developers mortgage, we received a telephone call from cajamurcia bank last week.
Good to hear more news regarding the golf course extension.
The community fees are a little less than we expected. Thanks again for the news.

Thanks for the update, its really intersesting to read the latest news and it seems most of us continue to feel we have chosen well. Some praise should be given to UGR as they appear to be giving us what they promised... so far.

Thanks very much for keeping us all in the picture. We echo everyone else's sentiments. It's very reassuring to hear such positive news. We're really looking forward to seeing the photos.
We would also be very interested to hear more about the developer's mortgage.
Did you manage to find out anything more about the proposed swimming pools, which other members had heard might be "changed" into children's play grounds?
We're hoping to go out May/June time so will report back ourselves then.

Regarding the developers mortgage there are 3 banks working with United Golf, Caja Murcia, Caixa Catalunya and Banc Caja. Each of the banks will have a percentage of phase one to do the mortgages. If you can contact United Golf, they should be able to tell you which bank is covering your property. Has Emca as said we have also been informed by the bank covering our property that more information will be available in June or July.
If anyone has any questions or queries regarding the developement, we are going out to see the development on the 27th Feb we would be happy to put your question and queries to united golf.

Hi Lynnbenton2001, regarding the swimming pools vs play areas.
We did not really ask much about this, were just glad to see we had a large pool in front of our building, hope that doesn't sound too selfish !!

One other thing on the developers mortgage - we were told only Cajamurcia, nothing about the other two ??
Also that it is probably best to inform United that you may be interested in this and they will then add it to your file for future reference and communications.

Just posted some photos of the buiding work, golf course and also of the scale model - the model shows what is supposed to be the latest plan but from looking at it now it probably doesn't, as the golf course still shows water all the way up the course but this is not actually the case now.
Upshot is that we should maybe take this current model with a pinch of salt and ask as many individual questions as possible about pools, etc plans for our own buildings.

Thanks for posting the latest photo's of the development, they look fantastic.
Your right in saying to take the model with a pinch of salt. Not only has the course design changed, but some of the pools are now in different locations with a completely different design.
