Hurrah, it looks as if the monthly community charge will be reduced now that the bank is paying for the empty houses. Funds also mean that we have new signs, we (La Galera Park) can afford to pay for the clearance and planting of the bit of land by the main road as you drive into the shops (local authority owned but they won't do anything with it even though they are getting advertising income from the big advertising sign) and continued improvement of the communal areas (we now have sun loungers). Money has been set on one side in a deposit account to build up a fund for when the whole of the outside of the houses needs repainting. The main problem are landlords who got in cheap and are renting to people who don't respect the community. They are threatening an opportunity to have a very fine community with top rents and higher than average on-sale values. Sadly "cheap" was preferred to "quality" when it came to some votes at the AGM. The president and vice pres remain the same which is great because they work wonders re value for money. AGM agreed that eveyone should have same fabric for sun blinds (coffee and cream pinstripe), that rejas should be same brown as exterior gates and fences, and that satellite dishes/wires should be visible. But next AGM will need as many votes as possible from owners who would like the community to increase in value rather than be an old milk cow that gets sucked dry and dies.
Dragados (builders) being pursued to repair some structural problems (couple of dodgy walls), non-payers of community charged being pursued by lawyer and required to pay 10 per cent extra. May prevent anyone living in those houses using the communal areas, Perhaps have annual ID cards for payers. All suggestions welcome
