We were given details last week from the DV after sales office about the TV sockets in the lounge I have a drawing which I will try and post when I am back in Spain.
Of the 4 lounge TV sockets 3 are connected, 1 is Sky Digital, 1 is Spanish digital and 1 is Spanish Terrestrial, the other is unused.
Does anybody have any more info on the Digital sockets?
I assume the Sky socket needs a good Sky digibox, does anybody know whats needed for Spanish Digital is it a satellite box or similar to a freeview box (Digital Terrestrial).
My Jacuzzi does not seem to work, does anybody else have the same problem, is there some secret to turning it on, I tried pressing the on button and the bath was filled with water.
I have been told by DV after sales I have to call Gala out who installed it as it cannot go on the snag list.

There is a wiring fault on all sockets which stops Sky from working. You ex colleague , John, we have spoken about found the fault and has fixed mine , his and others. I cannot remember what needs to be done but will find out and let you know. There was a string on here a while ago when somebody mentioned this fix..
As for Jacuzzi i am afraid they are correct as all elecrical items are not on snagging list. i did mine in summer and only checked the air conditioning...i didnt check the heating function and that was faulty and required an engineer's visit.

Can we take it that any faulty electrical items (such as jacuzzi, air conditioning, washing machine, etc.,) that are obviously not on the snagging list, are in fact all under warranty and, if faulty, will not require us to hand over more money to get them repaired/sorted out? It occurs to me that, say, the white goods in some apartments will be coming up to a year old by the time people have completed or are able to test them (bearing in mind they have been in the apartments a long time - we saw everything installed in August when we were there and we have just comleted!). So from when does the warranty take effect? From the time we complete or the time the developer bought the items? I'm a little unclear on this - does anyone know?

Good. We will be there at the end of March only, so it would be good to know exactly what the situation is beforehand - maybe we'll have to get those things checked by someone before we get there, so we can chase up warranties, etc., if there is a problem. In fact, having said that, I think I'll drop an email to our lawyer to check the documentation.

When I visited after completion, I collected all the guarantee documents and wrote to all the company's concerned advising of the date that first occupation took place and stating that the guarantees would commence on that date.
I wrote to Electrodomésticos Balay re most of the kitchen appliances
I wrote to Ceramicas Gala as follows :-
My wife and I recently took possession of a Spanish apartment containing a Hydro Massage bath unit supplied by your company, which I understand is registered under a guarantee scheme.
I enclose herewith a copy of the manufacturing note dated 27th April 2004 which was left by the developer.
The apartment was completed and handed over in October 2006 and not occupied until November.
Accordingly I would request that the guarantee is dated for one year from 22nd November 2006.
I wrote a similar letter to Cool & Sein re the air conditioner.
None of the suppliers has written back to query this and if any repairs are necessary I will hold them to this notification.
Suggest that those now completing adopt a similar strategy

Michael, what a good point - although I suspect our legal warranty/guarantee rights won't be so straight-forward! Can anyone, who has already completed and, unfortunately, had any problems with their electrical fittings such as jacuzzi, washing machine, dishwasher, oven, hob, et al .... give us some feedback? I would hope that warranty/guarantee on these items would start from date of completion (I think date of occupation is a little too optimistic!!). Can anyone comment?

On the day we moved in the water heater did not work. The site office were a complete waste of time, stating that all electrical items should have been tested during the snagging. Even though the elctric was not connected at that time !!
The office even refused to phone the manufacturers on our behalf.
Eventually our solicitor phoned and the manufacturers local repairers were there and had the unit replaced within 24 hous.

Thanks for that Michael. We shall make sure that our electricity is connected before the snag list is done! Our lawyers have said this will be done imminently!! Although, if electrical items/fittings AREN'T on the snag list, how does that qualify them regarding getting them sorted out/replaced/repaired??

I completed on 23rd Jan with a planned stay of 14 days and was told electricity would take 15 days to connect, so I asked my solicitor about electrics, water etc. for snaging he said if you have no power or water before you leave add to the snag list that all sockets and lights, water, drains do not work!! You can always reverse this statement later.
As it happens the power was on after 7 days and all elecs did work (except Jacuzzi but we dont know where the fault is). All the elecs are cover by the company that installed them it says so in the snag list sheet that R y F give you. I was told that they have tested the electrics and I actually believe that may be true. R y F have actually used good contractors - after my house in Manilva R y F are a breath of fresh air - arrogant yes but I think professional.

We completed in October and went out to snag in Nov. The first day and night we had no electricity (not good as it was bloomin cold!) so it was difficult to complete the snag list properly. When we did get the electric on we found that the electric shutters in the master bedroom didn't work. We were informed that they were under warranty for the first year and R y F would organise to be fixed. We are going out at the end of March so we will see if that has been done. (The pessimist in me says that I will have to sort it out myself when we get there!)
Has anyone else had problems with the shutters and have the problems been resolved?

I had one shutter that did not work, normally with electric shutters they stop automatically with about an inch poking down in the slot at the top. I just carefully pulled down a bit of the shutter at each end of the vertical guide. Then pressed the down button while gentally pulling the shutter down and it started to move down. I then pressed the buttons to fully close and open it about 3 times this gets the shutter rolling properly and it also ensures that the limit switches that stop the blind are working at the right positions. I thought if I could fix it in 2 mins. it better than waiting all day for someone to turn up. I have played this game in rented apartmentes in the past.
It this does not work they dont know you have tried this as you don't open the unit up. So warranty is still in tact.

shutters seem to be a common problem initially as the same happened to me as below. I messed about with mine in a similar manner and they seem to release itself and its been fine since. I hope to be out end of March when the new Manchester to Jerez service starts.

With thanks to John H, I installed my Sky box last week. All I had to do was remove the cable and box from the wall, remove the cover and unsolder the filter board. Resolder a direct connection between two pins and put the cover back and box back on the wall. Signal quality was very good.
My Jacuzzi fault was no power because of a faulty circuit breaker, Gala came out at an agreed time and found the fault, luckily the buiders were in doing my snagging and the foreman called an electrician to replace the circuit breaker and all was done within the hour.
