HAVING SPENT A LOT OF TIME AT THE APARTMENT , I LOOK FORWARD TO AN EARLY MORNING SWIM, LAST JULY THE POOL WAS CLOSED BECAUSE OF PROBLEMS. 4 VISITS LATER ITS STILL CLOSED, I WAS BACK OVER 2 WEEKS AGO + WAS HOPING TO HAVE A SWIM THE POOL WAS LIKE THE EVERGLADES, , MIGHT AS WELL FILL IT IN , SAVE ON COMMUNITY CHARGES + USE THE POOL NEAR TO SUNLEYS BAR,, EVERYONE IN BLOCKS 3, 4, +5 ARE PAYING FOR THE POOL, FOR WHAT?, , WHATS THE POINT, WONT BE SUBSCRIBING IN THE FUTURE,

Please let me tell you the problems we have with the pool (I´m the Pool President).
Water was leaking out of the sides of the pool, so we were told by an ´expert´ that we needed to turn off the water and see how far the water level dropped. It took quite a while to realise that this wasn´t going to give us an answer, so recently the pool has been refilled and cleaned so that a person in a dry suit can go in, inject dye through all the pipes to see where the dye comes out.
We are now waiting for his report. He told me that it could cost 100€ or it could cost 500€, depending upon how many tests he needed to do.
The options we have are:
1) get a check done on the structure of the pool. If the test were to prove that Palacios had allowed incorrect or shoddy materials to be used, then we could take Palacios to court. The test would cost 1000€ and then we´d probably have to wait a few years (or more) for the case to be heard.
2) do nothing and risk the whole thing falling apart due to water damage
3) hope that the drysuited expert has found a leaking pipe which we could repair.
4) fill it in and put plants in it
The problem we have is that Block 5 community owes the Pool Community a shed-load of money. Most of this I believe is owed by Palacios and action is being taken, but that takes time.
Please believe me when I say, I´ve nagged, moaned and ranted to try and sort this out. I´m still trying.
I sincerely hope that the next time you come the pool will be useable, but I would have been stunned to see anyone wanting to swim two weeks ago!!! It was freezing.

Hi Irene& Alan, thanks for your reply regarding the pool situation, & appreciate what your doing, & your right about the arrears in Block5, There arnt many of us upto date with the community fees, In Block5 we also have own problems, no money to run lift, no cleaner, lights out in corridors, we bought some bulbs & replaced were we thought necessary for security reasons. Regarding the Builders arrears, somebody said after a few years they can walk away from the debt. hope it isnt true, Were back over in 4 weeks, if theres anything we can do to help, send a message, Regards to all Davendi

I cannot see how the local town hall would be remotely interested in what is essentially a private building. Have you any information that shows they would help?
In any event, the concensus of opinion is that it´s not the pool, but the area around the pool that is the problem. Apparently when swimmers use the pool the water splashes over the ends and the seals on the tiles, although they look OK, are probably leaking. We´re going to discuss at our AGM and may treat the area with a plasticised coating, but then we´d need to put something on top as the coating is slippery! It´s neverending!

Sounds like the pool area tanking has failed , so if the water is finding its way below the pool structure causing damp to the apartments below ? then some of the liability must fall on the local building control, who should have inspected the tanking of the pool and the area around the pool , i come across water ingress problems in my line of work, a plastic coating would only be a short term cure .

No definitely not leaking into the apartments below ´cos we´ve checked.
The pool is raised off the roof with the pump room underneath it, so we have to go up a small flight of steps to reach it. The walls on two adjoining sides were soaking wet to the touch and we let the pool drain down (turned everything off) and it did this from October to January. An expert then checked all the inlets and outlets and deemed them sound, so we refilled the pool to get some tests done (pressure tests I believe), however, with the pool full, but not being used, the water level didn´t drop and the walls aren´t wet, so it´s been suggested that it´s the area skirting the pool that holds the problem.
Our builder, like all other Spanish builders will take no responsibility and to sue them, we´d have to spend thousands locating the problem and then it would take years, so we´re trying to see if we can take a cheaper course before we either take steps towards legal action or fill the damn thing in and make it a garden!

Thanks for your advice. Do you know how much this might cost and how long it will last?
We were considering putting down some waterproofing liquid and laying the rubber flooring on top anyway, because our current tiled floor is quite slippery.
