We are George & Valerie, purchasing a Rosanna on Phase 1. We visited site on Friday 16th Feb 2007. There was no work being undertaken!
Retaining walls were mostly built and the frame for a show house. We were told that work had stopped for re-calculations following the new building regulations. After 3 years we are still looking at a further year for completion of the house, as informed by a Cleyton GES member of staff. have we any neighbours on phase 1 who have been hanging around as long as us?

Hi George and Valerie, we have also been waiting this long, but I must say that at the very beginning it was off plan when we first invested, we thought of purchasing another property already under construction on the coast but we felt they were overpriced. From previous experience with our last purchase we know it can take three or four years for a new project to pass all of the relevant stages in planning etc, according to the developer all of the building licences are in place for phase one and they are just waiting for the town hall to release them. Over the past three years we have kept a close eye on the project, although progress has been slow we feel that it is worth waiting for, plus we have made a very good profit on our investment !! There have been numerous problems on the Costas recently with illegal buildings and greedy developers and properties under the threat of demolition, at this moment in time we are feeling confident with our purchase. regards Ruby

Listen you guys I think you should all know that I visited the area of the new site in Hellin and got talking to some of the local people as I speak Spanish and was told that the site of Cleyton Ges is totally illegal and will never be built. All I can say to everyone is visit the web site of - ecologistas hellin
This is a Spanish website which you can translate into English and you will find that Cleyton Ges has been denouced by ecologistas and then decide if you have all been taken for a ride.
I think we all need top class lawyers as this is no more than another Spanish greedy scam

Hi Jon, We have taken your advice this morning and contacted our respective lawyers about this matter as we were very concerned when we noticed this post yesterday, we have been assured by the lawyers that all of the legal paper work is in order for the project and they have copies of the documents for us to see. We have also contacted other friends that have purchased on this project and they are contacting their lawyers this morning as well. This morning I have spoken with my agent and also Cleyton Ges direct and they have told me that the building licences for the first phase is due to be released this week, would this happen if the project was illegal ???? Have you purchased on the project yourself or just a greenie opposed to any development in the area as you tend to come across a bit hostile. We have a lot of money at stake here so would appreciate an honest answer from you please !! Ruby

Like Ruby I have also telephoned my lawyer this morning about my reservation on Finca Parcs, I can confirm that he has also informed me that he has copies of all of the legal documentation for the project and also confirms that everything is completely legal, perhaps you should also speak with your lawyers Jon surely they must also have these documents. Have you ever heard of a green party that actually is in favour of any project ? I remain confident with my investment . J.M.

Hi all
I have emailed the developers today and have been told exactly the same information as Ruby. Everything is ok. Building licences are due to be released this week and then phase one will continue! Back to Spanish lessons for me then!
I wonder if Jon Mugs would like to add a comment??!!

As the originators of this thread we are also concerned. All transactions on El Romeral have also been suspended - check the website.
We did pay over the next instalment last July when we were assured the building licence for the house was approved.
Now we read that they are only just being approved!
I can understand the comments from Joe Mugs.
There are an awful lot of Spanish documents if you search the web under the name of the development. Try the translation engines and see what your opinion is.
I still feel that eventually the site will happen but????? how long is the never ending piece of string.

Any answers to our questions Mugs, you seem to have gone quite after causing us all a lot of anxiety over the weekend, or was this your intention ??
One thing that has baffled me and my family is if this is a SCAM as you so delicately put it, why did the developer take the time to take my grand children to the local school to introduce them to the head and teachers, where incidently they received a very warm welcome and were given details of the plans for integrating the English children into the the local community so obviously they are expecting the project to go ahead. It seems very cruel of the developer to take the time to do this if they are a load of con merchants. We have decided to visit the site again next week to see first hand for ourselves and will post our findings. Ruby

I have spoken to the Developer today, and received assurances which satisfy me. This development, whilst lacking progress at the moment, has so much infrastructure completed could never have been a scam! Anyone visiting site could not fail to see this.
I have been assured that the licences are due to be released any day and then building will begin.
I intend to keep faith with this project and hope that others will.

Thanks for your positive replies! Ruby it will be interesting to hear what you find out next week. I am inclined to follow your line of thought, when we were out there so many people from the agent to the architect took so much time and trouble all I can say is if its a scam................its a very good one!
Still no further word from "MUGS" I see.........................

I too have been waiting on this for a few years. It is good to hear the positive replies, and it will be very good to get news from the next site visit.
I think the developer should be communicating with us more though, and then these kind of scares may not happen. I was not aware that the licences had not been granted. I am sure we were all assured they had been.
However, it is always good to keep an eye on things and to stay in touch with others who have bought and swap news.

Hi to all you people who post on this message board. Ive been watching this development with interest (previously bought from a fore-runner of this company Fincaparcs). Im on a small community that was built between 2003-2004 by some (not all) inflential people running Fincaparcs, we are still yet to see our estate finished. We have moved in to our houses, but they are 'illegal' as they dont have LFO's, and we are still connected to builders supply electric. We cannot get on the Padron to buy cars etc, and some dwellings still dont have escrituras. We have kept a 'stiff upper lip' for the last 3 1/2 years in the hope that things will develop positively. We were 'assured' countless upon countless times over the last 3 years that we were legal and time will prove as such, but still no guarantee of this. We did have meters installed recently, and the architects have returned to site to re-draw up the as-built plots again - I believe this is because the company need to re-submit the plans to the town hall. We are all happy in our homes and they are lovely - the forerunners to the Fincaparcs houses.
I too have 'Google'd' MUGs 'environmental' articles, you can read them in english and yes they do say that the area in a 'reserve/habitat' for migrating birds - and that denuncias have been served on Cleyton GES, also it mentions alleged 'payoffs' to the town hall. (€150,000 is quoted). I wouldnt be suprised about this as in the tie we have been living in Spain this practice has become the norm, not the exeption. So I say dont worry. Yes, its alot of time and money on the line but you wont regret it when you (finally) move in.
You will have made money on your investments and the houses will be special. I do believe there is a long wait ahead for some of you - and the additional infrastructure will take a lifetime to materialise. But it will come. Its due to the people in influential positions in this company believing the best practice is to submitt all the paperwork retrospectively.
I am not scare-mongering, as I have gone through the same thing (still going through it), but somehow I sleep at night - im sure you will too. It will work out in the end. Just ensure that you use your own solicitors and not one recommended by the company (they willhave a conflict of nterest in the favour of Fincaparcs). Ensure the LFO is in place before you move in and your escritura is correct. i.e it lists the actual property you have bought, not another up the street.
Good luck - hold your nerves. Remember, there will be environmental opposition to any nrew houses built in the 'campo'.

I along with other members of this forum have sent the developer some of the comments contained on this thread for their comments, especially the ones from Mugs and PJD, they woud like the opportunity to answer these questions and comments but are unable to get involved in forums but will answer questions via customers agents if necessary. I must admit that I have probably driven them mad during this week but I have always received answers from them.

Hi My name is cheryl, like yourself I have been waiting such a long time, after so much hassle from Aramis investments. Starting in the early days on the Yecla project!
I have invested on 2 properties in Finca Parc, plots 5 & 41, I have just found the site and message forum and have read your comments with much interest. It is so scary but I remain very positive, surely they have put too much into the project for it not go ahead!!
Could anyone let me have the contact details for the developer - I don't seem to have their details and I would like to keep in regular contact with them to check on progress etc! Is anyone else using NCS lawyers as advised by Aramis?
I am so pleased to have found this forum, I think it is a fantastic way to share knowledge,offer support and hopefully by the time the develolpment is built it will have a good community spirit, and on a collective force we will have a stronger influence on the develper! Look forward to hearing from you, I have not yet managed to get out and visit the site, so very much appreciate all your comments!

Hi, everyone, just arrived back from Spain this morning, after all of the negative postings last week my husband and I made an unannounced visit to the site just to see how things really are with the project, we were more than relieved to see that the construction company are working on site, I have taken some photo's but not being very well up with computers have no ideas how to actually put them on this forum but will see if the grandchildren can help me over the weekend !!

I have been so glad that we started this thread. Looking at the 359 "viewings" is quite astonishing.

Hi,
Would like to thank all you guys who take the time to post on the forum with updates on the progress, especially for people like myself that as yet have not had the chance to view the site.!! Good news to hear about the building lincense for phase 1 - which is real progress. Is their anybody like myself that has invested in a later phase? I am in phase 4 plots 5 and 41 and am trying to find out when we can expect to complete!!! Their seems to be an horendous amount of stories/examples of the horrors of off-plan buying in spain but I think a collective positive force has to have some reckoning, and the forum seem to have some very informed tenacious investors that like myself believe with enough collective force we are a group to be reckoned with! I am going to be spending some time chasing up 'the company' for completion dates and hope to visit the site in May!
Lets keep up the community, despite the adversity we have all encountered, we have no way to go but forward, my life savings, and having no pension my stakes are really high which makes me prepared to go the extra mile!
Lets keep up the communication as it so helps when you are 'out on your own' and like what was said just think of all those house warming parties - now that will be a celebration!
