Can anyone tell me how much are the community fees in Roda i'm interested in buying a property but would like to know the annual fee's

It depends on the size of property you buy. There are community fees, entidad fees and a town hall charge and for our 2 bed property I think they are around 2500euro per annum.....expensive!

Community fees approx 1,100 euros. Entity fees approx 550 euros and town hall approx 375 euros so a little over 2,000 euros a year. This is for a 2 bedroom apartment on phase 1.

2-bed apartment on Phase 2 - total = €2020
Community Charge = €980, Entity Charge = €590, IBI = €450
Why our Entity charges and IBI are higher than everyone else's I haven't a clue.

Ah but you have to pay about the same amount on whatever property you buy in Spain.
This is not based on property value as far as I am aware as it the same on both our properties and one is worth far more than the other. Haven't a clue as to how it is calculated though. Supposed to be on the basis that if you aren't a resident then you will be letting the property.

You should think about talking direct with the promotor, i know for sure thay have some bargains. Also community fees vary form phase to phase. Sales office at the main entrance. Hope you find what you're looking for.

I would not let a few hundred euros a year put you off of buying on Roda. It may be a bit more expensivethan other places but i for one have never once regretted buying on Roda.

but presumably you would like roda owners to buy your blinds and flyscreens ?? ...... maybe attempting to direct people to other resorts is not the best way to secure roda owners business ??

Might be that Mo is also trying to sell one of their properties to get the commission !!!!
As well as our rental property on Roda, we live in Alicante province is a small rural village. Have NO community charge and pay just 220€ to the local council for IBI.
Answer - don't buy on an urbanisation if you don't want to pay community fees.
Would I buy again on Roda? Definitely. It is a greatr place. Yes it's slightly more expensive but so is any golf course.
