Yesterday our friends went to our apt in Phase 2 to meet with the rep from Mena's snagging company. The appointment was for 9am. At 9:25 she called saying she was in a traffic jam. She arrived at 9:50, looked at nothing, and asked our friends to sign a paper that she had come!! Is this snagging? No list was made or given, no snagging was done by her.
Subsequently, our lawyer advised us to submit our own detailed list. As we understand it, Mena has 1 month to fix everything, then we can make one more inspection and 1 final list. Everything, in theory, will be repaired or corrected in the following 2-week period at which time Mena will advise owners to complete. In essence, we will be called to complete in about 6 weeks, i.e., around end of April.
Some of the many (but most fairly small) problems our friends found include
1) bad grouting around tubs
2) mismatched floor tiles (different color travertine where original tile had broken and was replaced)
3) lack of silicon around windows and mirrors
4) paint over spackle -- looks like a mess
5) chipped floor border tile trim
5) messy tile grouting
6) unpainted areas of walls
7) cement splattered on terrace tiles
8) paint on inside travertine floor tiles
9) no shelves under kitchen worktop
10) badly fitting drawers in kitchen
The AC and alarm system had no electricity to check them, but the stove top and frig did.
