Did any of you watch the programme on channel 4 tonight 'selling properties abroad'. Does anybody have any information on how long it took to complete with Parador as their agent. According to them they are still waiting for the land registry to come through from taray along witht he certificate of habitacion. Anybody else had any delays? I'm beginning to think that we'll never be able to raise a toast to our new home and neighbours. Any information from anybody would be brilliant. I'm feeling a few sleepless nights coming on.

Hi Chris & Jim,
We are in the same situation with Parador. We were told by Taray that our house was ready in Oct 06. Our official completion date from Parador was Dec. 06. We are still waiting for official word from Parador about our completion date, so I know what you mean about sleepless nights. I would be interested to hear if anyone has completed through Parador yet.

a lot of the legal advice states that you should not complete until there is a certificate of habitation as this is when the land is registered with the council. perhaps that is why parador are waiting?

Hi Neighbours
We have just completed through Parador on March 13th 07. We were told that ALL paperwork was in place and complete. I asked about the FLO etc and again, I was told in writing {e-mail} that EVERYTHING was in place, if it wasnt Partador would not let us sign.
In saying that I didnt see any documents at the Notary, but if I had it was in bloody Spainsh. Our solicitor did go through the contract and she did say all leagal obligations by the builder were complete.
Believe that if you will but we had to take it as gospil.

Chris & Jim, I completed at the Notary office last Wednesday and she was very, very thorogh, she gave the bank rep a bit of a chewing up for not explaining one tiny piece of the mortgage agreement properly, and she was satisfied to sign all paperwork relating to my purchase, I don't think she would have if all had not been in place and above board. Are you on plot no 41 ? If so you are right next to me at plot no 42, (No15 on door).

Has anyone completed with Parador lately. We have been waiting since December and seem no nearer getting the habitation licence. Paradors latest excuse is the local elections. We are even beginning to think if it's worth carrying on with the sale.
They have told us that there are 50 people waiting on our development alone. Love to hear from anyone else in the same position or has she plucked that number out of the blue.

Correct if I'm wrong but the land is not registered with the council until the last one is finished, which hasn't yet happened, so perhaps the problem is with Parador!
And at last we have found out our number Calle Pedro Cano 25 (plot 108)! Does anyone know what is getting built in the space nearest the castle end?

We know what you are going through just now because we were due to complete in December according to Parador but now thankfully we are completing tomorrow by power of attorney. We were told the same things as you are being told but hang in there as it shouldn't be too far away now.

Hi Folks,
I see a lot of you are waiting for the habitation licence to be issued before signing. We signed and moved in at the end of November (permanent residents) and have been chasing the habitiation licence since for a number of reasons, not least being getting the padron for residencia and so on. We have recently been told by Taray that this is at least three months away but for those in residence they ( Taray ) will issue a letter certifying your ownership and residence which, they say, can be shown at Torre Pacheco town hall to justify (in lieu of the Certificate of Habitiation) getting on the Padron
We have obtained this letter but have not yet taken it in so we'll see if it works in due course. Meanwhile, of course, this will not get you off builder's electricity and water which many of us have found to be very much a case of 'on and off'.
Incidentally, there is also talk that the August completions may complete by the end of May or thereabouts. Out house ( Plot 101 now Calle Vizconde de Ros, 14) was scheduled for December 5th but completed September 30 so it is possible. This might possibly help with the Certificate of Habitation situation.

Glad to hear that you are completing at last. Have you got your habitation licence through then as it seems some people complete without it which Parador have advised against us doing. That seems to be the sticking point at the moment.

I don't know for sure because I haven't spoken to anyone over there for a week or so but I can only imagine that it is through or we would not be completing at this time. I know that other people completed without the habitation license but like you this is the reason our completion was delayed.
Still this could all be an elaborate smokescreen on Parador's part because I still cannot understand why some people, who have Parador as their agent and were due to complete after us, have actually completed before us. It all seems a bit random.
Still, come the summer and after a few beers in the sun, this will all be forgotten about.

I bet you can't wait to go out and enjoy a bit of that Spanish sun at last. Which house no. are you and are you moving out to Spain or like us using it for holidays.

Hi all
Spoke to Taray today about our habitation licence and they said they applied for it on 1st March and it will probably take about 4 months. Told this to Parador who didn't seem to know this. They say it can come through anytime.

Hi Chris & Jim,
Everything has been completed ok. Power of Attorney is not a bad option, just sit back and let someone else do the work, (although it did cost 180 euros for the privilege).
We are going over on the 24th to 28th of May to do the snagging with a Taray and Parador rep in attendance.
Everything is coming together nicely now, so yes looking forward to long days in the sunshine. We are like you and are only using it for holidays.
