picked up from another thread that the resort is due to be painted next year - which will be nice and will ensure the apartments are well maintained and look well - but - what do we do about the apartments on which there is arrears in community fee payments ? Do we paint them too and therefore the 'good citizens' with no debts subsidise those (again !) that haven't paid up, or do we have some apartments that start to look really awful and take the shine of everything else - bit of a dilemma isn't it ?
I think we have to paint them but resent the fact I'll effedtively be paying for it. ML should add the cost onto any existing arrears and seek to recover it.

I think you might find the painting contract only covers the public access areas, those bits that are visible from public areas. This is the majority of the paint work but the balconies and roof top solariums will be the responsibility of the owners. Source- our former level 1 President some time ago. JF

Hello All
I glad this question has arisen as ML sent me an email telling me that I should address the issue of my pergolas that they say need redoing staining, varnishing whatever, does anyone know for sure if this is correct. Well reading the last but one post about the owners having to paint the outside of their apartments, it probably is true, would anyone know what is the correct stain and varnish that I must use on the outside woodwork please.

You are correct, the owners are responsible for the re staining of the pergolas, as I understand the colours vary from garden to garden.
If you contact ML and let them know your garden number I am sure they will be able to tell you the colour you need to purchase.
The matt finish tends to soak into the timber a bit more than the satin finish.

WE will have to paint our own apartments?
Understood it was initially expected that all buildings would be painted every 3 years and this then became every 5 years but haven't read anywhere that we would be responsbile for painting our own apartments.

Statutes level 2 article 5b
3. The association assumes the maintenance of the building fronts, gardens, open spaces and swimming pools on the estate. The fronts shall be maintained at least every five years and the cost shall be charged to the association's funds, for which the corresponding item shall be allocated in the budget over one or more years. The work shall be carried out by virtue of the corresponding contract by and between the association and the company chosen.
The translation from the spanish of this paragraph was not quite correct in the published English statutes "fronts" should actualy read "Facades"

I painted the outside of my apartment when I was over at the end of aug- sept it took me 2 days. I do not think they will ever paint the apartments as it would take too long to paint 1,500 properties. It would take ages from start to finish .

Agree its difficult to foresee how all can be painted, however we recall the Polris agent telling us 'your apartment' would be painted every three years as this was funded by the Community Charge and later reading this would be every 5 years. Am not niave about a verbal staement from a PW but actuallly haven't beleives anything I have read since meant we are meant to paint our own apartments.
As for 'The association assumes the maintenance of the building fronts, ' (facades) does this actually refer to individual apartments or the communal buildings on the resort.?
It is something I may query with ML but on the few occasions I have made queries to them by email they have not replied and one other query to them about insurances took several weeks for a response.

right so they're not going to paint the outside of the apartments now ? ok I'm painting mine red, Neil his blue and Gary's staying white - we'll have the place looking like Ballamorey in no time - what a flippin nonsense !!
