Hi there. My husband and I have just viewed a 2 bed apartment on Jardines 13. We have decided to take the plunge and go ahead with the purchase. We are hoping to rent out the apartment and are wondering if any one could give us a realisitic estimate of how many weeks per year we could expect to have it occupied. Many thanks and we look forward to joining you all on Condado!

It all depends how low you are prepared to go with your rental prices. There are a lot of people who rent out their properties on Condado. If you want people in your rather than in theirs you need to be priced lower.
Also depends on advertising etc.
I would imagine the average person who puts their property up for rent at the market average will get maybe 5-7 renters per annum.
If you reduced rent to maybe 100 euros per week and advertised heavily you could maybe double this figure.
Currently I would say that supply of rental properties outstrips demand.

If you rent for €100 per week you will not cover your expenses, especially if you have AC

Unless you generate your rentals from friends/family/contacts, or advertise at the unprofitable levels mentioned, renting is going to be difficult due to the large number of places available for rent in Murcia and more mature holiday areas in the South of Spain and lower numbers holidaying abroad. July/August are by far the most likely times you'll get rental enquiries. Hope you get some good use out of it yourselves.

Hi
There is no guarantee for good rental activity. You could go onto Face book etc. but as this is very time consuming you may need to pay someone to monitor your site for you. This unfortunately can be a very expensive exercise.
My advice is to network. In other words get yourself some information leaflets with photos of your apartment, and then go knocking doors of the people you know. Ask them to take a brochure into work & offer them a small incentive for everyone who not just books but actually pays. So give them their incentive after the holiday has been taken.
Maybe take a leaflet into your local hairdresser & ask if you can add one onto the notice board in your Community centre & golf course.
It may take some initial out lay but hopefully you will reap the benefits later
