Does anyone have any idea how many apartments are still to be sold on CDA?
When I look at various sites they still seem to be advertising quite a number of apartments for sale despite there appearing to be many more taken the last time I was able to visit. I know prices are low and its a buyers market but have wondered if anyone has an overview of this.
In the old days you could check this out on the PW website but since so many are with property companies or the Banks that doesnt work any more.
I read that the 'bad' bank set up by Spain to take their toxic debt is removing its own price restrictions which will drive prices down more- but potentially could start to genuinely clear the huge overload of properties available across Spain. Only then can prices rise though I doubt construction for resorts like ours will begin again. I remember the days when we waited to see when PW would start El Mirador and the Golf suites, though they were never to be. It would be very good if a new developer came in to build some traditional villa's along the golf course and provide some variation from the apartments and Villa Jana's.
Also- what happened to the improvements to the Isla's lake, a dock, shops and cafe area on the inner road- I read that was to be a definite. Was I gullible again, I'd like to think not??

There are about 138 apartments on la isla, 65 in naranjos 1 to 4, some 55 on naranjos 5, some 70 on naranjos 6 and about 15 in naranjos 7 and 8. Penthouses about 30, janas there should be still some 15 unsold, in jardines we reckon there are about 30 to go and thats it. Not counting private resales we come to some 420 properties owned by different banks. Still a very good choice on site,. Hope this information answers your question, Rupert, quality homes at Al Kasar

Seems like the local council have loads of money to WASTE, 1st a new industrial estate ????? why, when there is a perfectly good one on adjasent land; 2nd, invest money in a "white elephant"!!!!!.
No wonder the council tax rates have been raised!!!!
Good deals - go direct to the banks - save yourselves commisions - remember all properties sold now must have an energy cert', so make sure this has been done by the current owner.................

Elarado- I don't follow? Where is this new industrial estate to be? I haven't read any thing about that.
As for the dock etc if thats what you are refering to as a 'white elephant' I can't agree- I think any new developments on CdA have to be good. We need to be getting people onto the resort and spending their money. 1st visit they use the dock area and cafe, 2nd visit they come into Al Kasar and sample our restaurants, 3rd visit they bring friends..... my hope anyway. In the summer when we have the market the dock will add another dimension and will bring in tourists. At least the lake will be improved- this has got to be good. Originally, in that spot a shopping mall was to be built, a pier and there would have been boats on the lake so this development will go some way to improving that space.
I'd prefer some of the waste land within the ring road was being developed and things like the two football pitches were at least maintained ( I know there is a football facility at the Condado Club but just keeping the outside pitches in good order would present a better look for the resort) However I understand that its very difficult to see the waste land being bought from IRM by another developer as we are always going to be seen as a Polaris resort and who'd want to develop land there when there's so much elsewhere. Albeit they could tap into all of our facilites and amenities easily which could be a bonus. But, I doubt much building will be done for many years and not till all 3,500 CdA properties are sold or occupied. A Hotel would be good but I seem to remember that the Hotel at La Torre cost 90 million euro's to build and I can't see that type of investment happening for years to come- especially with tourism in the doldrums.
400+ properties yet to sell and prices very low isn't too bad and maybe with the summer season about to start and people visiting a few more of those will be sold. After that private re sales which may mean CdA gets some of the outstanding Community Charges cleared.

Hi Tony,
Don't want to be picky but property sales, either from the bank or resales have nothing to do with debtors. The banks that own the unsold apartments are all paying their community fees and there is no data to indicate that it's those that are trying to sell their apartments that are in debt. The debt consists of a small number of owners that have not paid for a very long time and a number that have defaulted on one or two payments. It is those owners with long standing debts that need to be chased.

My mistake -I apologise if I'm incorrect.
I do know that some people will await the sale of their property before clearing any outstanding debts- this would include Community Charges.

True, if the seller is in debt then this should be settled at time of sale, i believe that they are only liable for 2 years debt so lets hope it's not any of the long termers. Anyother reason why we should be chasing them :-)

What is your opinion on the prospect of the dock and cafe and improvements to the Isla lake? Do you think money should be spent there?
Although I can see a host of places on the resort where money could be spent I do think this sort of development will bring in visitors and be another thing that might persuade more people to buy some of the 400+ properties still available. I was thinking it would bring money into the resort though I suspect only into IRM's coffers if people don't make the move from visiting this dock area/cafe and into Al Kasar.

No communuty money was to be spend on this project, at a council meeting some 18 months ago we were told that it would all be paid for by Polaris World. So last year we were told it would be done in 2012, in Jan this year it was reported that work would start "in the coming weeks" and that it would be completed in 2013 but so far nothing has happened. Will it ever get done? Why knows. But if it did and if it was done at no expense to the community then who could complain. In my view any delevopment that adds facilities to the community and improves that aethestics of the area by converting a empty piece of wasteland into a usable green space must be for the benefit of us all.

Talking to a recent visitor to our apartment last night and he said he played golf with someone who had bought a 2nd floor penthouse apartment for under 60,000 euro all in!! (without furniture and white goods) Had even made him consider a purchase at that sort of price!

Sorry, have no other details. I know 2 bed apartments are advertised at around 65,000 euro's on a variety of website and Condado Invest had a recent advert saying they'd be offering some apartments at 45,000 euro's on a special offer- but can't help otherwise.
