New to site. Purchased on phase 4 in June 2005. We have just contacted solicitor Gonzalo Ross on advice from this site. They are asking for 50% payment of fee, 925 euros, upfront and worryingly power of attorney to enable them to get bank guarantee. Is this normal?

Incidentally he says the licence has not yet been granted. Conflicting information.

I have sent you a private message.

If the solicitor trades undre Ross Legal Services in Aguilas, he is acting for us.

We have a bank guarantee for free - we hold a copy of this.

We also have had no solicitors fees to pay until completion.

Hi neil & Sue,

I too am using Gonzalo & Dani his assistant, they seem quite good. They asked me for an upfront payment but I`ve not paid it yet & they are not chasing so I will just keep quiet.

Power of  attorney seemed difficult to me as you need to visit a special lawyer in the UK and believe me they are not easy to find, I would have had to go to London. They are getting my guarantee sorted out without POA.

A bit worrying re licences I thought this was all done now.

Hi

Licences for phases 1-3 have been granted to date.

Power of Attorney I would avoid unless you know who you are granting it to!

Solicitors www.costaluzlawyers.es who have written on this site many FREE good advice articles are a good start for a quote as they only charge 1/2% and not the 1% usually quoted,  marialuisa@costaluzlawyers.es is the person to speak to, good luck.

You say licence has been granted for phases 1-3.That is great news.Can you tell us where you received this information from as we dont seem to be able to find out about this?

This information has been confirmed by an agent selling the properties in San Juan, although it is common knowledge within the estate agents community (I am not an estate agent!!) but just speaking to some of agents here they are all saying the same.

I wouldn't worry too much about this as this is the way the Almeria Junta are now doing things, it  mean's that no resorts get all the planning permissions in one go, the builders have to start building phases 1-3 and then the Pulpi council go to inspect to ensure the builders have built to spec, then they will be allowed further phases to be approved.
