Hi I have just returned from an inspection trip and have purchased a Calfornia 3 bed at LTR. We have just put a small deposit (2,000 euro) as reservation payment and have to send the rest of the 6,000 euro tomorrow. Following this a 30% deposit is required in 30 days. After reading some of the messages posted I am considering cutting our loses at this stage before anymore money is paid to MRI (acting as agents for the builder). I have grave concern in paying 30% of the cost before a single brick is laid (or concrete poured!) and reading about the serious delays others have faced is making me serious consider my options.
Has anyone any thoughts on this?

Hi Rhonda, No you have not made a mistake, LTR is going to be marvellous, and I fully beleive that this time next year we shall be settleng into our new villas. I am surprised you are being asked for your 30% within such a short time. Usually the agent gets you a delayed time scale.There are one or two negative people on the site but you will find the majority are very positive and those are the ones waiting to move over permanently. Which Manzana are you purchasing on. We are on AG.Anymore queries just come on either this or the other site I am sure someone will help you. Carol

i have bought on another complex if you feel you have made a mistake then the decision is yours but my payment plan was 30% within 2 months which i laughed at and offered them 30% over 12 months 4 payments every 3 months take it or leave it.
guess what they accepted it and that was 11 months ago and still no bricks have been laid dont let your agent bully you they just want there commision ASAP.
i looked at la tercia and still wish i had bought there

Hi Rhonda
We have purchased on La Tercia Real and will be moving over permanently. We are very happy with our purchase. We have had a delay( as many other off plan developments have )but things are starting to move along now, and building will start very shortly. We really don't think there is a problem with the builder, our solicitor told us he has been building in Murcia for many years and has a good reputation. We think with all the problems with other off plan developments in Spain regarding licences, that the builder and Murcia Town Hall are doing things by the book. The negative posts have been from people who purchased in 2005, and as the first buyers on LTR have had the longest wait. Even though we are desperate to move over to Spain we would rather wait and have everything done correctly. We were over in La Tercia two weeks ago and were very impressed by the quality of the show villas, and the California is a beautiful villa. All the extras which we are now being given as standard is a bonus.

I have bought at san cayetano which i am very happy with about 15 mins from you. i looked at la tercia when there was no showhouse and wanted to buy there but i didnt want to wait 6 or 7 years for site to be complete our place is due to complete july 08 we cant wait i just hope its not much longer than that.
i find it very interesting to look at other sites on eos
rhonda i also got cashback quite alot which gives you an idea what the agent gets so if your not happy with the deal then offer them a deal

Hi Iain If July 08 is the date you have been given I should add at least 6months on. Dont know where you have got the time scale of 6-7yrs from. We have enough negative people without others from other sites.

Welcome to the forum. We are Pam and Frank and purchased a Toledo villa on AB31 in September 05 which we will be retiring to.Yes we've had to wait a long time for completion but have no regrets buying at La Tercia Real. It will be a fantastic place to live, and with the social network we are building with other buyer's on the site it's reassuring to know that you are not alone.We would much rather know that all the necessary licenses and paperwork are in order,rather than Peinsa rush things and start building without the permissions to do so.You have made a good choice.

We purchased a Tuscany in Feb this year.
We have absolutey no problems with LTR or Peinsa we own a Peinsa built Apartment
that we are very pleased with.
We also offered them a payment plan that suited us and they were more than happy to go with this.

We know how you feel, we agreed to purchase in April 2005 with a completion date of November 2005, possibly a littlle nieve to think it would be ready by then but we were told by friends that it would be at least 3-4 months later than this date as this is how things happen in Spain. It has been very stresfull but at the end of the day we will be living in a beautifull villa, a 3 bed Provenza, in a great setting and without the stress we get here in England. Yes we will be 15 months later than what we anticipated but it will be worth the wait.
As we are retireing to LTR plot 3 row Q and I will now not be finishing work until July 2007, the new completion date of March 2008 is not a worry to us as we will rent in Spain until our villa is finished.
We have been over to the site 6 weeks ago and have to agree with others that the finishes are very good and the extras very welcolm. Sue is going over to see our Daughter this Saturday, April 14th and staying until the 19th. She will visit the site whilst she is out there and any further changes will let you all know. If there are any others out there at the same time let us know and perhaps you can meet up.

We purchased in May 2005 plot Q 2 ( Hi Tony & Sue we'll be neighbours) we will be living permanently at LTR.
We visited LTR in Feb and viewed the show homes which we were very impressed with , initially we were disappointed with the delays as our initial completion date on contract was Nov 06 which then changed to June 07 now hoping for Dec 07 .. but as was previously mentioned I would also rather Peinsa obtained the correct licences before building I'm sure the site will be fantastic and we know we have value for money ..

We are the colesfamily and we bought in March 2006. We had concerns when we bought especially when you read about off plan experiences of others.
Please understand people`s concerns when you read about "negative people", I do not think it is the case of being negative more a little sharing of frustration.
A number of people are planning their lives around the development (selling up in the UK) and perhaps the information, or lack of it from PEINSA was causing concern and in fairnesss, maybe PEINSA didn`t all the information especially when it came to approval of Licenses etc,etc. so they could not share or feedback info they did not have...
Also understand those who bought way back in 2005 had seen little activity for a long period of time....HOWEVER, good news is the Show Houses are complete as you have seen and I am sure you have made the right decision. The wait will not have mattered when we are all living or making use of our properties.
As Buyers we are planning a get together soon for the first time and I am confident if you come along, you will meet some very nice and enthusiatic people, sure there will be some issues with the building/development process but we had the similar experiences here in the UK when we bought our new house 10 years ago, most are forgotten now.
We say, WELCOME to LTR, enjoy the ride and think about that first sangria amongst new friends in the not too distant future..

Hi everyone, thanks for all the responses to my post and for the reasurance it has given me. We intend to put a payment plan to the builders which hopefully they will except. We purchased plot AE16 and are now feeling more confident about the whole process.
Thanks again to all who replied for being so helpful.

No you have not made a mistake in buying in LTR.
In relation to the 30% before you send them any more money get a good lawyer in Spain and ensure you get a bank guarantee for your 30%.
Do not let the selling agent pressure you into sending on the 30% untile you have all the paperwork in place as thay get paid on comission.

We don't believe you have made a mistake. We believe that LTR will be a quality build in a quality place, and from the other Peinsa build we saw, it will be well worth the wait. As for payments, we also paid deposit, then 30% within the same time scale as yourselves. We have also taken the bank guarantee option. ( Maybe they want the 30% because it is so close to the build stage that we bought - some people secured their properties way back in 2005 I think.) Buying any property in England or abroad, especially a new build, is a big leap of faith, and also a lot of money. I know some people have said that Spain is over developed, but no doubt you've seen for yourself, this does not apply in La Tercia area. We are not moving over permanently just yet, this will be a holiday home for us - but I hope you stick with it, it will be nice to meet you. If you do there certainly seems a nice bunch of people re-locating over there, who are happy to help with any advice they can.
