It may be a nasty rumour, but after contacting our agent regarding the installation of solar panels and air con units in properties purchased last year, they have informed us that the foundations to our property are starting!!!!!! Lets hope that they are and that this is the start of the real La Tercia Real.

We will be near neighbours at AZ21. We too have been informed that work on the apartments/Town Houses will commence as soon as the showhouses are completed. Our completion date was Dec07 and i am allowing another 3 months or so at least for completion. I have been studying the photos that Val took of the revised pool area in the office and have calculated that the pool itself will be located immediately in front of the show houses. I am disappointed that the builders have decided to change the pool area but i will wait and review the full extent of the changes. As long as the "village area" remains in the plans i will be happy. What is your completion date and how do you feel about the changes

Hi All
I am at AZ31 and agree with previous comments re new layout, I think we all were sold on the large communal pool area with spanish village type facilities - ideal for families and unique to this development - ie not all golf course driven etc (if we had wanted golf on site would we not have bought across the road or on the numerous polaris resorts) and now to down grade to a pitch and put and small pool is not on. Is this cast in stone and do we know what the future plans are - this may be stop gap solution for the early completions as the main central area was not due for completion for another 3-4 years.
I have asked my agent to investigate further and will let you know of any update
I see some of you are close by - look forward to seeing you at completion in a year or so.

It seems an expensive short term solution and agree had we wanted golf we could have purchased at UGR opposite.
We have also indicated our concern to our agent, the revised plan is not a patch on the previous drawing, another problem we have is the fact we never get communication from PEINSA, it comes from us Buyers and none of us know the full story...
We will also be paying community charges for a pitch and putt and any serious golfers will nip across the road, so how much use will it have after the "novelty factor"?

Hi I am wondering if the revised plan has something to do with the alterations to include more green areas by Murcia council. The older teenagers will proably enjoy it although serious golfers will be playing other courses in the area not UGR as that is only 9 holes.

If the alterations are because of the council wanting more green areas, then I would think these are the plans which have been submitted in order to obtain the licence and are due to be approved. I doubt if we could get them amended now.

Thinking about it we really don't mind whether it's a large pool area or a smaller one with a pitch & put,. We were attracted to the site because of the beautiful setting. Now we just want them to get a move on and start building the villas. We have all waited long enough.

Will we ever get any correspondance from peinsa on changes of plans?? Unbelievable really - we are not near the pitch and putt / small communal pool anyway but can't believe they have just changed it like this. Pitch and Putt?? Can't get my head round it!!
Will they ever start building the villas?? We are P11 by the way - bought in Oct 05 - all the excitement has long gone and can't wait to flog it on unfortunately now. Not interested in using I don't think - all this has left a bad taste in the mouth. Completion was Jun 07 ............?!

Hi All, Have had e mail from my agent today, who was at LTR last week. He informs me as follows:-
Declaration of planning permissions has been received.
Work has begun to dig out for pipes/drainage etc.
Now planned pitch & putt, tennis and communal pool.
Commercial area staying as per plan.
The show houses will completed and open in 3 weeks.
Hopefully this now means it is ging to be all systems go.

We cannot get our heads round most of what Peinsa say and do. We find it very difficult to understand how they can sell you somthing and then make substantial changes without consultation and negotiation and then you end up with something very different to what you thought that you had bought....... and you even have to wait a lot longer for the privilage !!

Hi I am afraid you buy on artists impression, once the council get the plans, if they insist on changes there is nothing Peinsa can do but as they are told. If the council want more green areas that is what they have to have. I still think it will be a lovely place to be. Just want it to come asap.

I wish it was just about pools etc but it isn't . I am very concerned about the tiles that they are using. In May 2005 when we paid our deposit we were told that we would have a choice of tiles and I knew exactly what I wanted and it is not what I am getting so the inside of my house is not going to look anything like I thought that it would . We have bought a 4 bed Roda on plot A7.... anyone near?

I hope your agent is right with info re planning permission/licence but I can't believe it till I get there and see progress on 29th March as been promised licence since Oct 5.
Lets hope this is correct and not just 'fobbing off' as usual.
They should tell people that they have no licence when they sell these properties and take your savings. Pauline - I agree - Tiles crap putting it bluntly and pitch and putt the same I would say.
Very depressing unless they really have a licence now which would be good but we will see - sorry to be cynical.
Worrying how I have had no correspondance from Peinsa since Oct 05.

We never get any information direct from Peinsa. It is now nearly 2 years since we paid our 50% deposit and the only info that we have ever had we have found ourselves, from other people, our fantastic agents or when we have visited the site office.
