What is required to rent

Hi All,

We have just returned from LTR and have taken some new photo's that I will post later, you will be able to see the road layouts being dugout and quite alot of activity around the site but all seemed to be ground clearence.
We asked about the issue with the building licences and we were told that Piensa had now been given the license to complete the show houses and for completion of the ground work but they were still waiting for the town hall to give the building licences she told us that this was not an issue and was normal procedure for delays from the town hall.
I questioned this with my solicitor and he agreed that this is not uncommon procedure, Looking at the work now in progress I believe that if there was any issues with the licences Peinsa would not be commiting to all the groundwork that you can see is now commencing.

The show houses are still of limits and we were told they will be open to viewings in around on month as the still need to complete one build and still have to landscape the plots.
The colour of the tiles we were told will be just a nutural colour and couldn't give anymore information than that.

We did have a few good points of information that came out of our visit, we were told that Peinsa will be fitting all villas with solar panels and that the price of all properties across the site have been increased by 6000.00 euros as from the 1st Jan 07.

The United Golf developement is coming along very well also, they have now planted lots of palm trees around the golf course which will help future investers in LTR see what sort of outlook they will have from LTR. ( I have included a couple of photo's of this area also)

Did Peinsa say when they expect to receive the licence to build.  I am sure they will get the licence, but when is the issue, especially as we are moving over permanently and want to sort out when to put our house here up for sale.  Did they say where the solar panels would be situated?  They were wanting to put them on the solariums and not the roof.

We are in the same position to yourselves we to are looking to move out permantently and also need to know when to put our house on the market as we don't want to have to rent for a long period of time.

All Peinsa would say is that they are waiting on the town hall and this sometimes takes time they would not commit to any timescales and said that the completion date is still due for Dec 07!!!!

The Solar panels she could not confirm where they would be located and said that would be up to the technical dept but said that they will be fitted.

Sorry Val that I could not answer any of your concerns but I also could not get any answers when I was stood in front of them. I will email Peinsa and ask for confirmation of where the solar panels will be located I will then post there return.

All the pictures are LTR expect photos 3 & 4 which was part of the second set I posted which has the date 18th January 2007 not 18th January 2006 these show the lake areas being landscaped and the planting of palm trees.

Just to let you know that we originally purchased a Tuscany in July 06 which had a completion date of Sept 07.  We have recently changed plots to a Roda and the new completion date on the contract is March 08.  No great surprise here but doesn't look like we will be spending Christmas there.

I think it's pretty obvious now that no-one will be spending Xmas there this year except in a tent!  Xmas 08/09 more like it!

We paid our 50% deposit in May 2005 and our contract stated a completion date of Nov 2006, but then because of a mistake made by Peinsa we found ourselves having to move to a different plot ( and paying a lot more for it than the original price) with a new completion date of Sept 2007. We visited LTR 4th Jan and when we asked if our villa would be ready by the due date we were told that it was still possible. Our solicitor has told us that the developers are given 3 months after the contracted completion date to have it ready to be handed over . If it is not ready by the end of 3 months we are entitled to our money back, without interest of course. We are  so fed up now we wish we had never heard of Peinsa and LTR.

We have just returned from LTR and there is lots of activity on the site with wagons and diggers everywhere.  We were told the licence is expected at end of the month, and the show houses are also due to be ready in a week or so.  There were lots of people in the site office, so plenty of interest in the development.  Our villa was originally due in Sept 2007, in November we were told this had gone back to December 07, and this is still the expected date.  We didn't have any cause to believe this development will not happen, and we feel much happier having been over there.  The prices have also increased, the larger villas by 9000-10000 Euros and the smaller ones by 6000 Euros.

Forgot to mention they still didn't say where the solar panels would be situated, just that we would definitely be getting them and it was upto the technical department as to where they would be positioned.

Thankyou for the update ,  you've put my mind at rest .. did you manage to take any photo's of the area? We'll be visiting LTR on 5th Feb ourselves so hopefully will be able to visit the showhomes .. like you we also have on our contract completion for Dec 07

Hurray!! I feel happy there are diggers and wagons etc!   Thanks Val for the update.

Your completion date of Sep 07 was the same as ours so hopefully ours will be Dec 07 too now.  Let's hope we can all breathe a sigh of relief soon.

I have just uploaded two photographs.   One is of some wagons on site, and the other of the old hacienda.   The other photos weren't worth posting they are too distant because we couldn't get anywhere near to take them, also the wagons and diggers were spread out at various places on site.
