I am close to making a decision on buying a 2 bed unit here on Roda is it something you would recommend?

Is the site being kept in good order and are the maintenance fees being used for the right purposes?

Are the pools open all year and are they clean?

What entertainment is there on site?

I would welcome any feedback please.

Big Decision Paul 101 , but I would have thought the best people to ask are ones already living at Roda or property owners at Roda.  Thought the questions you asked make it sound like you havnt stayed there ?. Dont buy before you do a good test run . Always RENT first and you can test it all , also go in the off season and peak period.

I own an apartment on Phase 2 and love Roda BUT would STRONLGLY agree with aliton. Even if you are buying to rent out, don't even even think about buying before you go and stay there and find out what it is like. Would you buy a new car without test driving it?

On Phase 2 the pools are clean and are open from just before Easter to end October/mid-November although are closed in the winter. But phase 2 is the only phase though that does close the pools - phases 1,3 and 4 keep theirs open. You wouldn't want to swim though - it is way too cold in the winter.

Phase 2 is being kept in good order and mantenance fees are spent as agreed at each AGM - can't comment about the other phases. Entidad fees are also being spent in line with budgets agreed at each AGM.

There is a bar and restaurant on site which is open all year. Plus "Collados Nights" (roof terrace music bar) is open during the summer months.

You also ought to be checking what the fees are that you will have to pay - on a golf course they are much higher than in an apartment on a normak urb. There are 4 different charges you will have to pay and if you don't pay your community fees you won't be allowed to use the pools.

Come and stay here before you buy - and don't take the agents word on anything. They aree just out to make a sale. Otherwise you will probably not understand what you are buying into.

I do agree with the other comments, from the wording of your question it does sound as if you are considering buying without checking it out.
Prices are very competitive currently especially any bank repossessions and there are certainly good deals.
Roda is ideally located near the sea and airport and most entertainment tends to be in Los Alcazares as well as clubhouse and gym onsite.
Fees and taxes in total could be between 2 and 3 thousand euros pa depending on size of property plus running costs.
Pommers is right, golf resorts tend to cost more even though golf is separate.

Roda is ideally located and will be a good future investment at the right price but like elsewhere in Spain, nothing is perfect.
Try before you buy.

Hi,

I'm also considering roda as a place to by a holiday home.

it is mentioned above that there are 4 different charges/fee when buying here, could you please explain what these are?

Also I'd be interested to know if the communities fees at roda are different depending on the phase?

I was also wondering what is included in the community fee.. If a property has a grass area, would looking after that be included?  Is the use of the gym included?

When I mentioned community charges of similar amounts, the forum pack decended on me like hungry wolves. It just depends what you get, the development that I was looking at included outdoor pool, indoor heated pool, gymnasium, landscaped commumial area, security and underground car parking. Why I didn't buy is because of my old pet hate, that being no electricity meter, as it was it wasn't an illegal build, the complex was actually an aparthotel, however there was nothing on the sales details to indicate this.

Seriously though, the corruption in Spain wasn't even an issue until the property boom spurned a culture of greed and corruption. The good news is that European laws are about to hit Spain like an exocet missile, all the PIGS governments were interested in was taking all and giving nothing, just don't help them along by leaving your brains back in the UK when negotiating property deals in Spain.

Community Fee
On Roda if you buy an a apartment or townhouse the things this pays for is pool cleaning and repairs, garden maintenance, cleaning of communal areas in the blocks, building maintenance, communal water for the gardens & pool, telephone lines for the lifts, plus electricity for block lighting and gardens etc.

If you buy a villa there are no community fees but you are responsible for looking after the whole plot (including pool and gardens). There are also a few semi detached villas - these do pay a community charge to look after gardens etc but do NOT have access to a pool.

Each Community (and there over 15 of them) sets is own fees so yes they are all different.
If you want to send me a private PM I will let you know what they are for the apartments on Phase 2.

Entidad Fees
Unique to Roda (some other resorts have a Man Communidad Fee)
Fees are for security, bins and rubbish collection, street lighting, communal gardens round the perimeter of the resort plus water and electricity for the resort

IBI (Impuesto sobre Bienes Inmuebles)
The payment all property owners are required to make each year to their local councils (in Roda's cas San Javier) and is the equivalent of the UK’s rates, or council tax.

IRNR (Impuesto sobre la Renta de No Residentes)
Commonly known as “La Renta” – it is payable for all non-residents whether they rent their apartment out or not. If you own a property and are non-resident it is “deemed” that you must be renting it and so therefore have to pay a tax.
