Hi all,
My wife and I are thinking of buying a 2 bed 'bank property' in phase 2 to use for our own holidys with our 2 girls and also to possibly rent out.
The purchase price is very favourable, especially with the current exchange rates.
After doing some background reading there are various stories....
I've seen photos of serious subsidence to some buildings, deserted golf course, un-kept areas. Then on the other hand I read that there is a great sense of community with those who live there.
Could anyone give a 'first hand' account of the complex and can you tell me what typical annual costs are to run the place (utilities, maintenance, council tax etc.etc)

Have you visited the area or resort because before you do anything I suggest that you do this and also look at the other local resorts where there are similar priced properties, this will enable you to make an informed decision

Hi Marcus
My husband and I are in the middle of our purchase at La Tercia United Golf. We're buying a resale, as someone pipped us to the post on the bank repossession we liked.
The two remaining bank repossessions are smaller in real life than the pictures on the internet so you really should view for yourself. The second bedroom is very small and I didn't like the shape of the apartments. But that's personal preference and for the money you can't really complain. The apartments are very high spec and come with white goods.
You also need to be aware that you need to put light fittings in, pay for utility connections.
The resort is very quiet and well maintained. It is remote but to be honest that's why I fell in love with it.
I know there are a few furnished resales around - bigger ones for similar prices as the bank repos. Sandra in the forum knows of a beautiful one and if we weren't already buying ours I'd have snapped her hand off!!

Its a great resort, nice and peaceful, not far by car to beaches, towns, Murciai, when we was looking it stood out by miles compared to other choices, better build than Polaris, not as remote as Corvera and half the price of Roda, haven't seen any resort with properties for sale at the bargain prices here, not sure where inspectahomes has seen these. As all resorts its had its problems since the crash but things are improving, If you would like more info please send me a pm and will try and help, rather than putting all sorts on here.

Sox ----- you say UGR is a better build than Polaris, well i dont know of any Polaris resort that has had serious subsidence to some buildings, a deserted golf course. UGR may have had better kitchens & bathrooms than some Polaris resorts. But if was spening 50k ish on a property and the choice was UGR or a Polaris resort ( with golf etc etc ) my 50k would be on the Polaris resort anyday. Also when it comes to selling the property people might of heard of Polaris World and you will have a better chance of selling.

Birdman, That's the great thing about personal choice, my Sister owns on La Torre, and after staying their before purchasing in UGR then I am glad with my choice of UGR, as they each to their own. :)

Bird man - please don't buy anything but your personal preference. You have to really like and be comfortable with what you buy but please don't slag off la tercia. It's a great place with great people and is of great quality apart from one area which is not for sale and never will be as it is going to be demolished. So problem solved.
We we love the fact that it is different and not a Polaris clone - as they say '- each to their own! By the way when we stayed on a Polaris resort it suffered terribly with rising damp as there were no damp courses - and of course that has been fixed - more or less!
true about the golf course on LT - not a lot I can say about that but there are a few Polaris courses nearby so not a problem really
i I know of a couple of bargains on terrazas la Torre so if you are interested do get in touch.
