Community fees

Hi all,

myself my partner and two young children are coming over in the next couple of weeks property hunting. I have seen a couple of two bed apartments for sale in condado de Alhama. Can anybody please give me an idea of how much the community fees are and how often have the fees risen whilst you have been residents ?

Community fees have remained fairly static at around €220 per quarter over the past 7 years for a 2 bed on Jardines 

I paid 250.28 community fees for my 2 bed on jardin 1 in April

this year's council tax was 139.81

La Isla's community fees were raised this year to about 350 euros a quarter on average to cover the continued non-payment of community fees by the approx 30 apartments still owned by Polaris.

The percentage of non-payment of community fees on the Jardines, Naranjos, Penthouses etc is higher (from Polaris & individuals) but despite this, as of yet, those community fees have not been increased making the Administrator's job more difficult so don't be too shocked if fees are increased (or services reduced).

A reserve for repainting the apartments has only just been started for the apartments (excl La Isla) and that is collected separately at 15 euros a quarter. Ideally there should have been a reserve in place already but the high percentage of non-paying owners has meant each year's standard reserve has been spent on services.

The community fees may have slightly increased but this is not due to non payment from the banks or other debtors  and there are currently many debtors currently repaying debts through court orders. I appreciate that it is annoying that most owners pay on time and a small percentage do not, but the banks always eventually pay and other debtors will eventually have their apartments repossessed if they do not catch up with their arrears but it takes time for the legal process to be applied.

Non paying residents or not we have been paying €250 a quarter since we purchased our 2 bedroom in January 3013. I think this is pretty reasonable and it also covers building insurance.

Agree, and do you get a discount for paying 1000 years in advance😀

Nope! No discounts for an one-year-ahead-payment!

Additonally we all have to pay a quarterly 15 Euro Painting fee!

Anyway - Condado is the place we call Paradise!
