Not sure about which is best, that's a rather subjective judgement. Phases 1/2 are closer to the main entrance and Clubhouse and tend to be busier than Phases 3/4 which is the other side of the Golf Course. There is a second entrance closer to Phases 3/4. Otherwise it's a 15-20 minute walk by road to the main entrance (closest to Los Alcazares and Roda Village) from Phase 3/4. My personal view is that a car is essential for a property on Phases 3/4. Phases 3/4 tend to be quieter than Phases 1/2 especially in summer.
Hope that helps and good luck.

Hi, we have just bought a 2bed apartment on phase 1 and have spent one week cleaning, decorating and furnishing so it's all ready now for the family holiday in a few weeks time. I chose phase 1 as I have 19 year old twins who will be able to walk to town and beach hopefully cutting down the number of lifts they ask me for. Also they can then use the apartment without parents and find getting to town and beach easier as its closer than the other phases. Interestingly, I spoke with the sales team in the office at the front ithe resort and they gave this advice " if you have young kids of say 5-14, then a location close to the pool with a view is great, but if you don't have young kids then a non-pool view may be better to avoid the noise of other people's kids all Summer". That advice came my way after we had bought so didn't apply to us... Whether it's good advise, or whether he was just a miserable old sod is for you to decide! Good luck with your viewing and buying process.

Hi Richard.
Thanks for your reply. The info is a great help. I have been in contact with a couple of agents and am aware there are a few apartments for sale in different phases. Am looking to come out over the summer to take a look. Are there any agents you can recommend ? Also are the local beaches ok ? Have heard a few stories that the lagoon is prone to having dirty water which makes it a bit dodgy to swim in .
Thanks again, much appreciated.
Rich.

I think this issue with the water in the Mar Menor is only when it rains heavily as the water from the nearby agricultural land in the fields sometimes washes in the chemicals from the crops which make the water appear a bit foamy. It's pretty harmless though I understand and in the summer it's not an issue.
The water is the lagoon is safe and shallow and most importantly warm. We went paddle boarding at Easter this year and the water was pleasant even then.
