GOOD GAME

Hi all

I know there has been other threads posted on EOS about solicitors, but we have eventually come to the conclusion that we should get an independant solicitor. We are currently with Danil Services - via Parador Properties- and although they have done nothing wrong so far - (not that's there has been much to do !) each programme we watch , each book and each thread we read has convinced us to make a change now before it's to late. ( it takes us a bit of time to come to these conclusions!!!)

My question is (a) has / is anyone using Danil Services ?

and (b) can anyone recomend a really good efficent solitiors?

I have aquired the name of Ross Legal Services based in Murcia- anyone know anything about them??

 I appreciate the advice - thanks - off to another day of work and stress - roll on 2008 !

We are using a UK branch office of a Spanish solicitor. Her name is Roser and she was recommended to us by a friend. Upto now she has been very helpful and her English is excellent. I think the main Spainish branch is in Costa Del Sol. The contact details are:

We have had a lawyer recommended by a friend who has also bought property in Spain. The company is based in Torrevieja. Luis Ruiz Fernandez, tel. 966706408. There is a bilingual English employee called Belen (pronounced like Helen) who is very helpful. In our dealings so far the firm has been very efficient and helpful.

I know thats not the answer you are looking for but thought i would share it as it put my mind at ease slightly!

Thanks for that - we may get a small mortgage - not sure yet. Have asked our current solicitor about our bank guarantee for the money already paid - she said that she has to apply for it and it normally takes about 3 months ! but we paid the money in October last year - so now i'm getting the jitters again - why didn't she apply for it then??

I just want all this over and done with - so I can laze in the sun with no worries - just a very large glass of very chilled vino

Alot of these programmes like showing the horror stories because it makes good viewing  (goodness knows why) but most of the problems with housing were in Malaga, Almeria and Valencia and they were dodgy builders building without licenses or other problems with land grabbing and all this happened a few years ago. Taray are not like that they have a good reputation. When we were in Murcia we saw a building development left under a quarter built because the builder had tried to start building without the correct licenses and the authorities stopped the building work.. That hasnt happened on our site and also Taray have now started planning phase two... that wouldnt be happening if our properties were not legal surely!! The authorities are trying to get on top on this. The EU sent two representatives out to Spain a couple of months ago to investigate these previous cases. The spanish government are trying to tighten up on old laws and rogue traders. Thats my opinion anyway for what its worth. Also people have already completed and moved in on site!! I think it all looks good. You say you went with Parador...... why would it be in their interest to direct you to a dodgy solicitor? (if anyone knows why please post) The only reason i could think of is if the builder was dodgy and the site was illegal, well we know that isnt true, don't we..... gulp!!!! Shake away those jitters and look forward to the lovely spanish olives. Gill and I are!!

Stop worrying taray is good the agent reccomends a solicitor becuase they get another cut from them I.e 10%

but an agent wont pass you on to a crap one cos they want a good name and for everything to run smooth.

does this make sense? or am i going on?
