Hi Everyone

We are purchasing a Bungalow on Block 5 due Dec 2007.

We have been informed by Parador Properties , that there will not be an extractor fan in our bathroom, despite the fact that we do not have a bathroom window. ( Only the corner plots have windows).

 We just wondered if anyone else had raised this question or had any thoughts on the matter?  Where will all the condensation go?

It has been mentioned on the Torre Alcantara forum, and it sounds like Taray may be charging us extra to install them!

We to are in block 5 and did not notice the lack of a fan in the bath room we only looked at the show bungerlow and that had a window there apears to be ventilation stacks in the roof on some of the pictures will there not be ventilation from the bathrooms via these?

hi all,we have purchased a 3 bed quad and also noticed that there is no provision for an extractor fan in the downstairs shower room as it is on an adjoining wall to the neighbours,has anybody else had any thoughts on this,?????

HI All

We have just had a shower cubicle fitted in the downstairs shower room so will now be able to try it out properly. Our one attempt without the cubicle resulted in lots of water all over the floor, unscrewing the drain hole & a mop & bucket!!!! Not to be recommended on  a regular basis.

We are out there again so will investigate the fan issue further & report back our findings. I would imagine without it the room would get very damp.

Thanks for all your comments.

It would be great and really helpful if anyone who is over in spain ,or is visiting the site soon, could clarify the position for us. It is a legal requirement here in the UK now for all bathrooms to have extractor fans, and it just seems crazy that in a whole block of bungalows and penthouses, only the 4 corners will be ventilated via their windows, and all the rest aren't. Surely that cant be right??

We are in a quad villa & on investigation have found that all the ducting is in place to fit an extractor. At this stage we haven't looked into costs & how this is done so any info would be good. I don't know if the bungalows are the same. Maybe someone who has completed on a bungalow could give you more info.

The laws in Spain are completely different to the UK. Builders over here wouldn't be allowed to leave bare wires hanging from the ceilings for instance!!! It is also still completely alien to us having the washing machine outside & not fully protected!

Hi

The electrical instalation diagram we received from our solicitor shows a venting duct but no extractor fan. There is provision made for one in the index on the page. My solicitor said he is 99% sure an extractor fan should be fitted.

Some one from the estate agents we used should have visited Taray on Friday, to enquire on my behalf about this problem.

The diagram arrived in the post with our copy of the contract, in Spanish. Talk about a chocolate fire guard. Our solicitor has emailed me an English copy of Taray's standard contract but it is very vague and all in Tarays favour. I have refused to allow our solicitor to pay any money to Taray until I have a full building spec in english of the property.

British builders are bad enough at changing/lowering spec but I have even less faith in Spanish builders.

While in Spain I visited several of Taray's sites and they were all to the same high standards of finishing, but with out any thing in writing Taray can reduce the quality of the build. eg marble staicase/iron work, lined wardrobes to name a few. Possibly also not fit extractors fans that would in winter months make the enclosed area dangerous and liabel to damp.

I will let ever one know how the site visit went.

Thanks for all the info - look forward to further updates.

I've just had an idea - we'll all have to have our showers outside in the fresh air !!

There'll be no build -up of damp and condensation that way.

Hi

Taray have confirmed that the down stairs shower room / toilet will not have an extractor fan fitted, this will cost an extra 150 euros if you require one fitted. There is natural ventilation up through the 'chimney' stack. I doubt this would be enough to stop damp in the winter time and what about the smell if the wind blows in the wrong direction!!!

If all the electrics are in place, I am sure one can be purchased and fitted a lot cheaper locally.
