Hi Just bought an appartment in the Spanish Village due to be completed in Feb 08. Has anyone heard if this is still expected to be completed on time.

i bought it for rental mainly but having doubts if this is a wise investment with a lot of rental diaries for villa's pretty empty.

 

Has anyone else purchased a property in the Spanish Village ?

Hi. I bought in Spanish Village in March last year. I've heard completion is to be about March '08. I too (with Mrs F) bought for rental purposes but, like you, am now having second thoughts. However, we could still be persuaded to sit tight, IF i can get it rented out for the summer months. Have you heard about anyone selling up prior to completion?

Spanish Village is looking great. I wouldn´t be too worried about rentals as so many things are starting to happen at HDA. A new management & rental company who deals with some of the biggest holiday companies are about to come on site. The new tennis academy will be finished around the same time as the fab club house. Each time HDA add something new to the resort more and more people will be attracted to book rentals. Now this new leading company is coming in they will look after everything from management, rentals, cleaning and even services like baby sitting. - all looks great! The what will happen to the price of homes and rentals on HDA?

HDA are smart, they are able to offer more things as they build the resort, rather than a 3 year build and nothing more to add when a resort is completed, which can only be good for investments on HDA

Hi Citizens  

How do you think the hotel will impact rentals of the appartments in the Village. It looks as if the hotel will be in direct competition with rentals for the appartments.

Hi

We've bought an apt at the Spanish Village for renting and capital growth (and to use ourselves!). I too go through phases of being excited about the whole project and complete panic!

I'm a bit worried about getting enough rental income to cover the costs. However, I've spent many a happy () hour looking at villas and apartments to rent at places like La Manga, etc on Owners Direct, Holiday Rentals, etc and am pleased to see great chunks of time booked out. I believe in what citizens says below... this place really will get better and better over the next few years. It's just a case of hanging on in there! Especially as Murcia had the highest property market increase in the whole of Spain last qtr (about 10.7% cf. 12 months before - Source: Ministerio de Vivienda).

When we went over in October, we hadn't seen HdA for 18 months and were hugely impressed by how the resort had developed. Especially as now the Spanish Village has a communal swimming pool (not semthing that was being provided when we signed in Feb 06).

One frustration is not being able to market the apartment properly not having photos of the interior. I know a franchisee for Resort Management have set up an office on site, but it seems they act for James Villas and Co-Op Travel - are these really the target audience for holidaymakers to a first class golf resort?! We'll probably do it ourselves using Owners Direct or some such. In the meantime, we have our own web site to see what interest we get... at least it's a great way to let friends and family know what we've got! Here's the site... www.haciendagolfholidays.com

hi all and a happy new year to all. Have you been watching uk TV recently Only 3 holiday companies took prime slots over the festive period. James Villa, Co-oP and Thompsons. I have used James villas for 3 years as an international renter and they are top draw villas and only take on the higher class resorts and those who match up to UK health & Safety specs. So I´m not too sure on what you base your comments on??

Based on trying them out 1st, I am about to put my own appartment & Villa HDA through them as I see them exactly representing the type of people I would want in my property.  Hence an ideal target audience for my properties and i feel i am in safe hands.

P.S. I did notice though that you placed a link for your own www on your blog and for your own property(s)? Of course not wanting to suggest for a moment that people visit your www as an alternative to 2 international market leaders in holiday rentals. Happy days!

Thanks for the reply.

My comments re: Co-Op Travel are based on the fact that they don't seem to target/offer golf-focussed accommodation/holidays - not that I can find anyway... James Villas do, but I just feel that if I were a golfer I probably wouldn't start by looking at James Villas or Co-Op Travel for a golfing holiday. But perhaps I'm being too focussed on attracting golfers to our apartment...

I have tried to contact Resort Management twice at their email address info@resortmanagementhda.com as advertised in the HdA Magazine, but have got no reply. Can I ask how you contacted them?

Last time I visited HDA I just called in their office and found them very helpfull. Early days though I know, but I do feel a lot more at ease & more confident. AND................... I got my first 4 week renters yesterday from James Villas clients! :-) A VERY happy new year!

Loved your website,  its very good, was almost tempted to book, but that would be silly as we have our own place!!!  We have one property with Resort Management,  I will let you know how that goes over the coming months,  I really dont expect much until there is at least a shop or two.

We enquired about discounts for golfers staying at our property,  they can get a discount,   which is great, at the moment its about 30euro which is good especially if there is a group.  But the owner has to ring up and book the golf for the guests,  which is ridiculous.  you will always have to be in contact with your renters to get tee off times from them and book them yourself.

A mail from a recognised email address, stating the name of the party and the dates they are staying should suffice.

Anyway thought you could advertise the discount on your website,  I think it will be a big incentive to golfers.

I will probably start advertising with owners direct also,  will let you know how that goes, and see if I can beat you and your website!!  Loved your domain name,  hopefully the search engines will start picking you up.
