Rincon phase 2

Just wondered if anybody had moved into phase 2 and if the pool had  been opened.

We have bought in phase 1 and are going out this weekend if anybody wants anything checking out, Photos etc.

When I was over last week, no-one seemed to have moved in yet, there are still workmen there, furniture vans were still arriving delivering furniture etc.

We have been in touch with our agent and Gomendio and the earliest completions were for the tourist apartments at the end of June, when I was there in April the pool to phase 2 was full with the waterfall on but security were not letting anyone near it due to health and safety.

I took some photos dated April 13th and placed them on the shared photos.

Let us know if the security is still tight or whether they are happy to let you wander around.

We were out there last week and phase2 had the pool running and the gardens looked very established now, I am sure its going to be worth the wait. I had a stroll round every night and it was very quiet, although phase1 has quiet a few in it now and people are walking round all the time.

The front gate lock is now fixed and the sliding gates worked okay all week, although I still have to get some spare magnetic fobs for these, I have also changed the lock barrel in my gate just for added security.

I definitely like the idea of changing the lock on my gate. If you got someone to do it, can you post their contact details please?

Where are you planning to get spare magnetic fobs from? I read somewhere that Carre Four do them, but not sure.

Hi Ian
              You can do it yourself easy, just open your gate and you will see three screws on the front take the middle screw out completely and you can then slide the lock barrel out, if it wont come out or is tight just slacken the other two screws.
I bought a new barrel complete with five keys from a shop on the other side of the coast road, down near the iron walkway bridge, if you know where Bricko house is then look to the other side of the road and it is one of the first shops at that end, they have lock barrels and keys behind the counter as soon as you walk in, take your old barrel with you and they will sort you out , I suggest you use the bridge to cross the road though and walk back up its very busy as you probably know.
The barrel I got was 24 euros with 5 keys but this is a high security one, with keys you cannot have cut in shops, like the key for your main door.
As for the Magnetic fobs I have been told by Binnecki the builder you can get them from the main Carrefor in Torrevieja but I didn’t have time when I was last out.

We are out again in August, got to tackle where to put a safe then should be fun.

We are also buying on Phase 2 and have been told that we will receive a letter at the end of June, but nothing will be done until September.  Although we were told that we would received a letter at the end of Easter just gone, so who know what is happening!!!!!!!!!!!!

Received letter today from Gomendio offering 6 different dates in September and October so although the summer may be passing us by ( hailstones in Newcastle today) we should be ok for Christmas.

Does anyone have any thoughts on why completing ourselves would be better than providing solicitor with POA or vice versa, plus we received a direct debit mandate for the communal fees does anyone know how much these are likely to be ?

We plan to kit our place out with a trip to IKEA so I was wondering has anyone used the "Man with a van" type service and if so what are your thoughts.

Finally we love the idea of the ottoman beds but we were concerned as to how easy they are to get into the apartments i.e. will they fit in the lifts or do a couple of really strong delivery blokes manage to get them up the stairs or better still do they come sort of flat pack ?

Now's the time to pick the brains of those that have done this before, so thanks in advance.

In phase one the community charge is 54 euros for a 2 bed apartment or 70 euros for a 3 bed.

So presume it will be the same in phase 2

We completed by POA and had no problems and if anything it saved us the time waiting around at the Notaries office.

We were over last weekend and quite few people have now moved into phase2 so you may be able to push for an earlier date?

Snap! We also have been given a choice of dates in September or October.

We are signing by using POA, after all we have paid for the service, but we gambled and pre - booked flights for the beginning of October, so will be out 2 weeks after the solicitor should have the keys

54 euros   community charge, I assume that is per month, it does not seem that bad.

Great, we cannot wait to get out there.

Hi everyone,

Best news of the day comes from my solicitor, we completeted on our apartment today, all went as it should, why did I ever doubt the wonderful smooth system that operates in wonderful wonderful Spain.

Out there in 2 weeks time so remember if you see some bloke up on the roof terrace trying to make up flat pack furniture just remind him that it's probably best to do that inside as those stairs are a bugger to get down with a set of drawers !!!

How many aparments are there on El Rincon?

Normally, Community Fees are not payable till the block has been handed over at an AGM and the Community has approved

a budget and you've elected Preidente etc.
