I may be able to help with some of the questions that have been posted as I have bought two properties on The Oasis and went to the resort last week to talk to HDA  mngmt, who I have to say were extremly helpful and forthcoming.  I took notes at the meeting so this is EXACTLY what i was informed. 

1) Corvera Airport will NOT overfly Hacienda because it had planning permission first.

2) Spanish Village: will be finished December and opening a few months later once every aspect is finished so that there won't be people living in a building site.  Seems sensible to me.

3) Clubhouse: on schedule to be opened by end of October.

4) Hotel: deal with the spanish company Sol Melia signed and work beginning this month.  It will be even better than five star.

5) Phase 4/5 are virtually all sold

6) Race track is bought and they are now waiting for the local major to enforce new regulations about noise

7) Sports Centre: lot of work going on that, very impressive.

A couple of you have commented some months ago about the facilities which I had read so I went out there (for my second visit) with some concerns which proved to be not necessary.    I think its comingon a treat.

By the way, just to put the moaning minies firmly in their places, I also took a tour of the region and went (in the company of an agent) to Polaris Mar Menor (nice enough if you're  a sardine), Roda Beach (great view of the motorway), Serena Golf (great view of the motorway from the other side), Trampoline Hills (a joke)  and Mosa beyond a joke!).  Well all I can say is that if you want to live in rows of boxes, go ahead.  People who buy there will be waiting a long time for their facilities...and probably their neighbours too!!

Hoep that's helped.  I asked and I got answers. May I suggest that instead of loose talk and speculation (especially when it might affect the value of your own invstment) that others do more of this.

that was a brilliant update thanks so much.  We also have two properties but they are the golf bungalows already built.

We have not been able to get over there for a year now.  So your post was a real breath of fresh air.  It can be very worrying time waiting for the proposed facilities wondering how they are going to  turn out.

We too went to the other developments and had the same feelings.

Hi Thomas and yes I agree totally with your writings. The last 6 months has been an amazing tranformation. It really has to be seen in person to understand how things are all coming together. The sports zone is going to be great for renters and owners alike. Already the tennis academy is taking bookings for November bookings and lessons. The club house should open its doors in Nov and judging how the hotel is coming on this section of the resort will be amazing.

I, like Thomas, have been around ALL the other main resorts in Murcia and HDA is head above shoulders over the rest (and some don´t even have planning yet so be careful, water supply problems with Novo Carthargo)! It may have taken time but things are really starting to come together now at HDA. Hang on in there gang - No other developer is able to produce documents to show real growth in such a young resort - thats my attraction to it and now I have seen with my own eyes all I can say is "don´t listen to stories - go and see for yourself". - Like some of us investor/owners have.

I have just returned from Hacienda after a 4 day visit and as ever was impressed with the work done since my last visit.

On a more negative point i was quite alarmed to hear that the IT restaurant, Hacienda restaurant and the Spaniard Pub are closing later this month.Does anybody know anything definate about this as i could not get a definate answer from anyone.

The general consensus from people not involved with Hacienda was that the new Corvera airport would be overflying the resort.

This visit was my third this year and on all the visits there has been a constant overflying of the resort by a light aircraft doing various test runs(cutting and restarting engine) for around 2-3 hours a day, Does anyone know what airport it is from or why in a vast area he has to practise directly over the resort as no one seemed to know when I asked.

The race track was still being used on Sunday the 4th of November, I was told when i purchased my property that it would stop being used in September 06.

Sidcup, I have good news and from a reliable source. I have also noticed the military recently over flying the whole of the Murcia countryside, not just the countryside near to HDA. These are NOT test flights related to the new airport as you say, they are infact training flights for the new intake of pilots from the Academy at San Javier airport.

I have another property nearer to the airport and I have been seeing them for some weeks now, its also very entertaining seeing the free aerobatic displays. Obviously, they are not going to do engine cut outs over populated areas, so do them over the open countryside - just in case! This has nothing to do with the new corvera airport. The club house opens next week and I am told the staff from the IT bar will be moving to the club house but still not sure. Does this effect my properties? NO, and I will be pleased to have a drink in the new club house - OR do you think this maybe an aircraft hanger :-)

Thanks for your input, but where in my post did i say that the test/training flights were anything to do with the new airport? I suggest you read again!

I bought my property at Hacienda for the peace and quite, not to have the constant droning of the same light aircraft for 2-3 hours a day all i asked was had anyone else any knowledge of it.

I am very happy with my house on the resort and iam just expressing some minor concerns that i have after encountering the same problem on more than one occasion. I must say i did'nt appreciate your snide comment re the new clubhouse/aircraft hanger but like you i am looking forward to a beer in what i hear is a superb facility.

Thanks for your report sidcup. I share your concerns regarding noise in what is supposed to be a peaceful location. I have also been advised that aircraft from Corvera airport will overfly HDA although at a fairly high level.

Citizens certainly can put a positive spin on the whole resort. Is there any truth in the rumour that he/ she works in the HDA sales department ! You put Alistair Campbell to shame and that is saying something.

I am out at HDA tomorrow and will try and provide an unbiased update on my return !

I was only trying to helpful and informative gang! I thought that this blog was all about that? As far as the rumour - I AM in the property business but NOT with HDA! In fact just the opposite - like you, i was smart and bought something I thought would grow. Any information I gather is meant in all goodwill......... I just have very good contacts and I am on site a lot together with other sites! So friends, lets not add to stupid rumours eh. Ask and I will answer! Truthfully!

Just got back from HDA yesterday. Weather was fantastic for November, sunny almost all week and in the mid 70s! Bit cold at night though but had a wood burning stove to keep us warm !

Resort is really progressing. The sports centre is almost finished and had a tennis lesson with David the new tennis coach. It is nice to be able to do something other than golf !

Played golf 1 day, the course landscaping is improving but still a lot of bare patches that need to be covered. The course is far too difficult for an occasional golfer like myself but I suppose that is what happens when you build a championship course ! Just hope the short course will be extended to 18 holes at some point !

Lots of planting in front of the ugly Los Olivos apartments now, even the sales advisor agreed these were a mistake. Why build something so high density when you have so much land to build on ? If you walk down between the back to back apartment blocks you get a feeling of being in an Eastern European housing estate. I did look inside an apartment though and the quality is superb. Racetrack still open though and far too near to these places for my liking!

Clubhouse just opened the day I left so did not get to look around. The opening had been put back about 3 times last week but looks very impressive from outside!

On the sales front I am told all the townhouses in phase 5 have been sold to one investor, they were officially priced from 390000 Euro but I assume they got a big discount on that!

The earth moving has started for the Oasis and the plans look very impressive. If I was an investor looking for rentals I would be very concerned about the cost of maintenance for the individual plunge pools.

I have instructed Resort Management to book holiday lettings for my phase 3 Coral, I previously had a long term tenant through another agency. The rent was ridiculously low and the tenant left without paying the last 3 months rent so it hardly made any money at all ! Resort Management seem to know what they are doing and there actually seems to be quite good rental demand.

The IT bar is apparently closing and the staff will move to the clubhouse bar/ restaurant. This means you will have to go to the clubhouse for a snack. I am told there will probably be a smart casual dress code and there are rumours about children not being allowed in. If this is going to be a family resort I do hope the rules are not going to be set by the golfing fraternity without regard to others using the resort.

Just about to pay my service charge for the Coral townhouse 1800 Euro per year seems a bit steep, plus also had to pay 500 Euro community charge to Fuente Alamo council. My parents have just been charged 1800 Euro back pay for their villa community charge, if you have not paid yours yet then try and pay it as there are penalties.

Not going back until probably May 2008 now so would welcome more news.

Great update thanks.

We tow have had to pay the council tax,  but ours was over 700euro for a coral on phase 2.  The service charges are expensive.

I have had dealings with resort management and have so far found them good.  Lets see what rentals they can bring in.

I did hear that the runway for the new Corvera airport would have an adverse effect on noise at HDA as it was intending to fly directly over it and is only 3.5kms away so the noise levels could be horrendous the origonal plans clearly state this. I believe HDA are fighting this in court at the moment and expect to win although it is a developer against a decision taken by goverment. Will HDA guarantee in there contracts that it will not effect  this really nice development.  If they did write it in the contract a lot of people will feel a lot happier.
