Following on from the previous thread it is good that we now have received the agenda and formal notification of the 2007 AGM. Some very useful information was attached to the memo from Gesisur.

I think it may prove very useful that Gesisur are aware of this forum, and as we keep talking they can be actively involved, if they choose.

I would like to make the point that 3 weeks notice of the AGM is insufficient for us (as I am sure it is insufficient for many other non Spanish residents and this issue should be raised at the AGM),, it is however possible to nominate someone who can attend to vote on your behalf, so if we can organise a nominee we can be represented in our absence. So, is anybody able to attend?

If we can find a nominee I think we should focus on the big issues, and from our perspective these are things like :- 

Why are the tiles coming off the swimming pool and why is rust leeching into the pool from the rusting reinforcing bars in the pool structure.

Why no progress on the Golf Course for the last 3 years ? (Same applies to the tennis club, the courts are being overrun with weeds and non residents park on the main road, climb the fence and monopolise the facilities),

In the community articles covering Coexistence and Aestheic Rules, Article 7 states:- '~ All owners witl draft complaints, suggestions and observations in writing to the President'  -  Well, I cannot find out who the president is, despite asking Gesisur, all I know is that he does not live at Los Collados and is a friend of Gesisur (neither of which is healthy).

This is a new development and many of the current problems were a legacy from the builders, if we are to retain Gesisur they must demonstrate to us that they have a firm approach to the builders. Palm properties have an on site presence and regular meetings with Mar y Casas and this is an area where Gesisur are sadly lacking, They are far too remote and need a far more regular and visible presence. They could start by publishing a list of dates and times when they will be on site and available to the residents for discussion.

Lets be more proactive, have our say and be represented at the AGM, So I am looking forward to hearing from you regarding your concerns (or lack of concerns) and this includes Gesisur.

Hi Sue and Andy,

It strikes me that it is probably the General Community AGM - date to be confirmed - that is the most important one.

For these smaller meetings it is probably only useful to have representation from someone living in the same Phase of the development as you.

Seems crazy to have 7 meetings and then another general community meeting. Must cost a lot to organise with having to book a venue, print 7 lots of minutes etc etc.

I still think we'd be better off with the Phase communities being disbanded and everything coming under the General Community instead.

Hi

Has anyone else received the cost breakdown for the individual communities. It seems that by having the separate communities, including separate for the garages we are paying double for all the fees. If we had all the communities amalgamated we would greatly decrease the costs, particularly the Administrators fees!

Hi All

I agree with all the comments about short notice and having a singloe AGM for Las Dunas. In fact I have not received notice of the AGM at all, I found out about it from Rich and this forum. If Gesisur have written to me at all it is probably at Las Dunas where I do not reside! Pretty poor when they have my email address and home address. Luckliy I am flexible with time and managed to get return flights for £40 inclusive so am able to attend.

It seems daft having so many AGMs for the different Phases, when by definition the common areas are the common areas to all phases and these are what seem to be causing the problems. I met other UK based owners on my last trip and we have stayed in touch by email. They asked me to vote for them by proxy at the meeting but we then established we were in different phases, despite having the same outlook on the pool etc. Divide and rule seems to be the watch phrase!

 don't know how many will be attending the meeting but look forward to seeing you all there anyway! I am on Phase 3 by the way.

I have been reading with much interest all your comments concerning not only the state of our urbanisation but also the discussion on AGMs.  I wholeheartedly agree with the fact that it seems silly to have all these seperate meetings.  A single AGM would suffice and if there were a great number of topics to discuss then it could possibly be extended over two days and as already mentioned this must save us some money.  By the way have you all received the Community Management Report , Community Regulations and AGM  notice yet, I received mine by e-mail about a week or so ago.  Then by POST details of Garage 1 AGM and an annual financial report.   Both don't give you much time to organise a trip out to attend these meetings.  I have also noticed that attached to the AGM notices there is a form so that you can get other owners to vote for you.  I presume these have to be filled in and sent back to Gesisiur, again this all takes time to set-up.!!

As we will not be able to get to these meetings (Phase 3 on the 6th and garage 1 on the 9th July)  will someone out there please volunteer to vote for us.  Our Apt is in Block 6
