Just been looking around at the number of resales at Roda and starting for Corvera, any regular speculators out there - is this normal on new developments?
As a 1st time investor looking at the number of resales at 'cost' price it does look rather alarming!!!
I have bought on Corvera and feeling quite 'wobbly' about the whole thing - wondering about cutting my loses and trying to sell before completion . There seems nothing to be gained by waiting as people appear to be selling at phase 1 purchase prices and those who are renting don't appear to have many bookings.
I hope that I have merely observed a skewed view on Roda/ Corvera and that I have not made an error of judgement in my investement here.
Any resalers out there - what response are you having?

Hi. Can you tell me what sites you have found resales on because we have not found very many. So far all information we have found is good. Murcia is lovely and we think promises to be the best place to be in Spain. Yes there are a lot of golf resorts but isn't that because murcia does not want overbuild and so developers have had to find a way to build while keeping open spaces. Roda seems to be a good buy and we are sure that Covera will follow because it is so near the new airport. Both hold PGA status although I don't know how many other resorts do. Roda properties have gone up in price since conception and Covera will, both when they are fully completed. We think that "flipping" is too risky and will prefer to wait until after completion and after other investors have got rid of their properties. That is if we purchase which we are almost certain to do. We go today for a few days to stay at Roda before we definitely decide. We may consider Covera also but for us both would be long term .

Good luck with your search, as a long term investor I feel from reading through this forum that investment in either will be good.
Many buyers have 'flipped' (that's why I got worried - what do they know?) there are many resales available if you want a property NOW or quite soon and possibly cheaper than purchasing on later phases if their sales pitch is true
I simply did a google search - Roda golf resales - there are quite a few apartments/townhouses - not many villas.
Still not feeling comfortable with my purchase as we had bought it as a short to medium term investment, however the airport and PGA commitment is great and will give these resorts 'the edge'

no need to worry about your investment in Roda. Its just a little bit of bad press driving some people to sell.its a posh 5 star resort for people with money and once the prices remain high why would you bother selling.its a pension.

It is a very dangerous game to buy property and attempt to flip it to make instant profit and I am sure that is what those people who are selling there property on Roda wished to do. The idea was to lets say buy a property for 200,000 euros pay a 20% deposit ( 40,000 euros) sell the property for 280,000 euros before completion and effectively double your money in 2 years. Of course allot of these people have now had to take a mortgage for the balance and want to sell so you should find some bargains in the second hand market. I have herd some stories of people buying 6 or 7 properties like this so you can imagine the problems they are having.
In my opinion Roda will turn out to be one of the best investments in the area because it is doing what it said it would do even if things are taking a little longer than they say but the golf course is built and is excellent the club house is being built the beach club should open in July the landscaping is coming along etc. Once all the get rich quick people have sold and left probably to lose money in places of Eastern Europe we haven't even heard of let alone wished to visit and the site is fully completed then you will probably see a good long term return on your investment with but in the meantime sit back and enjoy the Sun.
Note a friend of mine purchased on la torre and we also know people on las Ramblas and apparently everybody is saying they should of purchased on Roda it looks like being the best place of all the resorts.

Read the threads and you will get a feel for how enthusiastic everyone who has bought on Roda is. A lot of people were encouraged to invest their hard-earned cash and then flip before completion, but the market has changed. As other people have said, this is not a short-term investment, but when completed, we think Roda will be fantastic - however, it's not for the faint-hearted!!

Exactly what i am doing ... will be down the driving range at Roda tonight to bash a few balls although i think the lure of a nice cold beer sitting by the lake afterwards also has a great appeal

we bought off plan for phase 1 penthouse 2 bedroom and paid 220.000 so it looks like we have made a sound investment, good news for all of us if the prcie of 315.000 stands
