sorry it has been a while.
I was on an inspection trip on 8th june and bought an eagle. M11 - 14. My mum and dad are in M11 - 7.
i tried to get as much info as possible and took some pics which i am away to try and add.
I have got pics of m11 and also of where the show houses are - think it is m15 but could be wrong.
the road with the show houses had been finished been tarred. water and elec was to the houses but not sure if connected to the mains though.
my rep must have thought i was a right idiot as i was going checking all these different houses to see if the water and elec was there! the roads on m11 wasnt finished, there was no pavements. my mums house looked finished, except for the big mound of sand in her garden! and there was not water or elec to the houses.
the road leading up to the portacabin office was finished and the pink pavements looked rather nice, just waiting on the palm trees going in.
the golf course - there was a patch of grass, which i was told is the practice area. did hear a rumour that the houses on m24? opposite the portacabin, wouldnt be releases until the 9 holes were complete.
ok so here is some other info i managed to get.
the 9 holes is due to be complete by the end of the year.
18 holes is due to be complete within 1 year - 2years max and phase 2 cannot be released until the 18 holes are complete and open, it is part of the contract.
the whole development should be complete within 3-4 years
there will be a bank on site - bbva
there are various bars and restaurants on site, in which they are trying to get a variety. and also in the clubhouse and hotel
there will be shops on site as well as at the clubhouse and at the hotel
there will be amedical centre on site
there are at least 2 swimming pools on site, but are trying to get 4-5. the more there is the more chance there will end up being maintainance fees, which there is not ant. it is the only resort there is no monthly/annual fees.
there will be play areas on site for children.
there should be a road connecting the resort to other golf courses
there will be buses (not straight away) that will go to the beach, airport etc
there was a new road/flyover in balsicas just being finished that will connect to the train station.
i was also told there was water on site and elec would be connected in 2 weeks(bearing in mind this was 3 weeks ago, i was told this) seemingly there has been some delay in paperwork. not sure what but it usually takes 2-3 months and it is taking 6 months.
my mum was given a date of 30/06/07. this has now passed and hasnt heard of anyone one from atlas international(sales) she has phoned and they passed the buck and said they hadnt heard from the builder and when they do they will contact her. however, i am also on M11 and my date is 30/10/07 and as my mum is 7 doors down i would imagine that the houses will be released at the same time.
so it would seem that someone completely new to going out and buying on SG is being told more info than people who have already bought. think it is awful, however, my agent and my mums atlas(sales) in dorking and in spain are well aware of this, as i passed my feelings on.
I am finding that unless you ask, your not getting told things you need to know.
NIE numbers. now have to be applied in person and can take up to 8 weeks( murcia is 4 weeks at the moment) you have to have the original when signing your deeds
to arrange a mid term visit you have to give 6 -8 weeks notice. (dont know why, as you have to organise your own flights, accom. you have to stay in the torreveija area or they dont do your airport transfers and when they take you to do your nie, bank etc, if your not in that area, then you have to meet them in that area)
you cant go on a mid term in august as its all shut, then there is conference week beg of sept. so basically i am running out of time to get our nie number before my date(thats if it runs on time) but no one has even contacted us. mums date has passed and no one has contacted her about her nie number.
residency cards have been scrapped, however there is a new residency paper which must be completed if in spain more than 3 months.
inheritance tax has been scrapped
capital gains tax has been reduced to 15% but all outgoings can be deducted from this( not sure on this bit, i asked that much info that i didnt really want him to expalin it a bit more to me!)
it is as advised to get your passport authenticated. involves a trip to alicante. you have to show this or your residency paper whwn paying by credit card ( and debit card, i think) it always has to be carried on you in person.
when signing your deeds(notary) you must ask for a copy which should cost about 29e as it often takes 6 months to come through and you will need it for various things including, phone, elec etc
anyone looking for electrical goods? tien 21 is quite good and you can haggle for a better price. they deliver and set it all up for you.
general estimates i was given for utilities was:
water 90e every 2 months
elec 90e every 2 months
phone 60e every 2 months
broadband 20e every month
rates 120e every year
i did get told that bins would be emptied every night.
you can get an offer with broadband - tesco is one of them, if you and your family and friends are on the same one you get free evening and weekend calls anywhere, would save a few pennies.
i was advised to look into private medical insurance, they said it would be about 600e a year. if you are over 60 years then you qualify for free and does your partner. same applies if one works in spain.
