I have recently discovered this forum and read all the emails which are quite varied in their opinions of Sunset etc and i thought I would tell you of my mine .

My husband, myself and our 5 year old son went on a veiwing trip in June and we were adamant we were not committing ourselves whilst we were out there.  It was not an ideal situation to take our son but we had no option but right from the start Adam @ Sunset was very accomadating with him, he took us to Arcos and we both immediately fell in love with it.  There was no pressure sales at all and not once did he ask us if we were buying, we broached the subject over lunch and agreed to buy a 2 bed in portal 5 which included a parking space underground.

We are now in the process of sending the balance of the deposit and after I have read all these emails I have contacted sunset who have assured me that we have underground parking (not a garage and storage )  included in our sale price of 129,998 euros maybe they have ammended the price to include this. Also I contacted my solicitor Luis Mendez who has stated that we are buying off Romanber therefore there is no  transmission tax.  With regards to the solicitor we just thought the same has we would in England, when you buy a property in England you are usually recommended a solicitor by someone involved in the sale so why should it be any difference in spain.  Sometimes you have just got to put your trust in someone when you are in a situation that is new to you and we have good vibes personally with the whole set up over there.

Anyway I hope my experience may have reassured some of you .

Pleased to hear you have had a positive experience with your purchase.I have had no problems so far except the little surprise that garaging & storage were e7000 extra despite the website saying they are included. The prices on the site haven't changed so I'm baffled to hear that your parking is included.....doesn't make sense.i too am purchasing in portal 5..so Hi neighbour...

Yes you were right the underground parking is 7,000 euros extra but still think this is a good buy.

Looking forward now to completion so we can use the apartment hopefully quite frequently.

Did you guys get the e-mail update recently talking about the delay in completion to the end of 2008? I was disappointed as the date seems to keep slipping (first Feb 08, then Spring, now end of the year) - although gives me longer to find the extra 7000 Euros for the parking place!

I also thought it was a bit unprofessional of them to send a group e-mail and show off everyone else's e-mail address.

I'm also in Portal 5 so see you out there!

Hi Adam...yes I have been a bit bewildered by the various dates cited for completion but there does seem to be some merit in  putting up all the blocks at once to avoid the nuisance of being on a building site which may be noisy, unpleasant & spoil any rental potential.Taking posession when the pool & gardens etc are complete is preferable in my opinion.

As for the professionalism of Sunset Estates I may be wrong but I get the impression they act in good faith but are limited in their ability to control events as the parking cost issue illustrates. The same goes for the delivery time etc which I guess is the choice of Romanber the developer.More effort could be made in PR by updating the site with true prices rather than way out of date ones. Also the last E mail from them saying there was to be virtual mock up in the next couple of days hasn't happened. Also the claim that the photos on the websit are "continuously updated" is a bit of a laugh ....I been visiting the site on &off for 6 months & it's been updated once....hopefully all this indicates they are only stuggling to keep up with events rather than anything else..cheers....mallj.

Hi all, nice to hear some reasonably favourable comments about this development and Sunset Estates. We too went out on an inspection trip in June and, like you Helen, we fell in love with the town.

Tim was our host, and we can also say that we too never felt pushed into doing anything we weren't comfortable with. As far as we were concerned Tim did not have to work hard as Arcos itself did the work for him. We have visited Spain, and the associated islands, a number of times but really wanted something a bit more authentic and Spanish. We both speak a little Spanish and were fed up with going to parts of Spain where everybody speaks back in English to you, which is why this part of Spain appeals (along with the stunning scenery).

We are buying a 2 bed in phase 2 (portal 8), so I think we may be opposite a few of you. As far as lawyers go we too have gone with Luis and so far no problems (although it is early days). We have also used Hifx and have found them to be reliable and professional.

I have monitored this forum for a little while and decided to respond as I recognised a few of the names (as we are also on the aforementioned group email).

Anyway lets hope the feedback keeps coming as it is good to share experiences (good and bad).

Mick and Janet Kerlin
