problems getting in to see a show apartment

My brother has just returned from visiting site and showroom.  Sales person not very helpful, measurements of showroom not same as apartment and sales person could not help re exact measurements of apartment.  Not only that our block has been turned around therefore our apartment no is in a different position that we originally picked off plan so this needs to be clarified.  My brother was not allowed on site but he did manage to take some photographs from outside fencing.  Still alot of work needed pool not finished paving and outside area still not completed would probably estimate at least 4 months work going on how slow the Spanish work.  Washing machines are being updated to SERVO, wardrobes a little small in bedrooms, kitchen in showroom room quite narrow but on our plan it does show table and chrs in it but again sales person said kitchen in apartment wider than showroom but could nt gave dimns.  Not shower cubicle around shower basin plus no mirrors or fittings in bathroom.

Location is good and walk to Marina and marina itself is lovely but there is much construction work all around it will take a few years to be completed.  One downful is Malaga airport is 1 hr and 30 mins away so Gilbratar better bet aparently Iberia are thinking of flying in there so hopefully prices will be more competitive.  will post photos on site shortly.

Very interesting. Do you think all apartments are going to be different from spec ?

How was yours "turned round" Could you do anything about it...like cancel your contract if you wanted to ?

Your estimate would make completion about Feb 2007... is this right do you think?

Why do you think sales staff were unhelpful...have they got somehing (anything) to hide?

Just to let you know our apartment number now has changed thank goodness therefore it is now looking over the pool and not a wall as orginally wanted.  They changed Block 13 around so balaconies would be overlooking pool thats why our apartment had changed places but thank goodness they have now given us a different apartment number to the orignal number.  So all is well so far.

Just found this message board re Phase 1 Arenal Duquesa.

We bought in April 06 Ground Floor A Type 12B Portal 10 (Corner Unit) due for completion Oct 06.

We booked flights Dec 2th to 6th hoping that it would be ready ! No such luck so we stayed at Duquesa Suites.

I'll tell you, Duquesa Suites is not a patch on Arenal Duquesa.

Needless to say I was up every day checking on the progress (as if that made them work any faster) but from what I saw and heard the apartments are ready but the site still needs to be cleared and tidied, and final planting and grassing to be finished. Arenal say Jan 2007 and that looks do-able.

Some very nich touches I wasn't aware of  - satelite connections in all rooms, the walk paving and wall materials look very very nice, and little wooden handrails in some of the walkways. It all adds to that feeling of something special, different to the run of the mill complexes that are springing up all around.

Underground garage seems the business, each space looks generous, and the automatic door is open meshed so letting light in.

The apartment seems bigger than what I first remembered. I know the show flat they had beside the sales office was useless - too small and over furnished. I suspect feedback from that made them change a few things.

Pools look substantial and excellent, street architecture (lights etc) all look very nice.

Phases 5 and 6 are going to be Aparthotels but at least that will be over the other side of the road and I don't think it will affect us in the complex.

I'm sure I will think of other things so I will post later.

By the way, early mornings and evenings a bit chilly, but the days were in the 19 to 23 degrees with full on sun.

Has anyone had a mortgage valuation done yet.  Arenal are telling me 3000 euros per sq m, which brings in the average apartment at about 260,000 euros.

I'm still waiting for my valuation.

I must confess I'm a bit suprised there isn't more activity on these Boards concerning our Development.

Firstly, if you look at the number of "views", which are in their hundreds, and contrast that to the far too few posts and contributors.

I'm amazed Arenal 2000 isn't on here giving the latest news - this is a brilliant resource for them and us and would cut out some of the guesswork that sometimes goes on.

I'll email them and see what happens.

Just wondering if anyone knows if the Habitation Licence for Arenal Duquesa  has been granted.. We were advised not to sign until it is in place. Any word on the exact completition date   for phase 1.

Just looking at the Furniture Package Deals..Do they seem very expensive could you do it cheaper your self ..Any Suggestions welcome.

I have heard from MRI that the habitation license should be through in Feb. Building on the whole development is estimated to be finished in 2008. It was originally late 2007 but we all knew that wouldn't happen. They also sent some interesting pics. Tried to upload them and although they are jpeg it kept aborting. Anybody got any ideas Then I will try again. Anyway it is looking terrific!

We went the developers mortgage, which was arranged through Banco de Andalucia in Puerto Duquesa.

The paperwork was minimal and the manager there is very friendly and speaks good English.

It was all very quick and easy from start to finish.
