Hi this is Ruth from Focus Real Estate. I think I may have spoken to a few of you over the past couple of years.

Myself and Christine we at Balcones de Iznalloz yesterday taking photographs so I have posted them for you to see.

The Townhouse was ready as you already know but now there is also a Ground Floor Show Apartment. I was having problems loading the photographs on so they might not be in any order. Hopefully you will be able to work them out.

The seperate builing which is now two stories high will contain a bar, restaurant, supermarket etc.

There are still someunits left at Balcones de Iznalloz. The prices have gone up by 10% but the deveoper is offereing a discount of 15% on some units.

We have three first floor apartments at €124,364.90  units 20, 56, 62
One Ground Floor at €132,388.30 unit 49
One Penthouse at €108,835.10

and then the units with a 15% discount are ::
Three first floor at €107,406.05 units 32, 38, 41
Six ground floor at €114,335.35 units 28, 31, 34, 37, 40, 43
Seven 3 bed townhouses at €182,793.60 units 2, 5, 8, 13, 15, 16, 19
Two 2 bed townhouses at €170,823.40 units 9, 12

The lake is around a 15 minute drive from Iznalloz.

You would leave Iznalloz heading towards Granada on the motorway. If you exit at the 3rd junction signposted for Cubillas ( this is the name of the area)  If you turn right at the motorway junction and follow the road you will see the signs for Embalses Cubillas ( Reservoirs Cubillas ).  It is an easy place to find but with my directions you might be better looking at a map !!!!

It is a really beautiful place where you can spend the whole day. There is one restuarant which has a childrens play area. You are allowed to go into the water to swim and some water sports can be done if you have your own equipment.

Hi Ruth,

Thanks for posting the photographs.Things are really coming along nicely and the project looks well ahead of schedule. There are one or two questions that arise from your e-mail and photographs:

Is the street lighting, shown in your photographs, by the townhouses, on the external and internal side of the pool, going to be the permanent style of lighting as it is a poor second compared to the old Spanish / Victorian lighting shown in the project brochure? i would hope it is temporary lighting for construction purposes as it does not blend in with the beutiful surrounds and the good work they have done so far.

Secondly, the discounting of the remaining properties will leave a bitter taste for those who paid the full off plan price plus 10% some months ago only to find a similar property being offered at a cheaper than release price. On the townhouses there would be a saving of appprox. 24000 euros which, if I had bought some months ago, I'd be very angry about. It would seem those who bought earlier, supported the project and put their faith in Rudina are being penalised. 

We look forward to seeing the photographs you took yesterday.

Hi Ferryman,

I have checked with the consturcter and the lights which you can see on the photographs are permanante. These will be left in when the project is completed.

With the prices I copied the information from one of my previous emails to a client and some of the spaces between lines have vanished !!!

The price increase and discount was given at the same time and were issued by the developer. We had no say in this matter.

All the units in the main block of apartments increased by 10% ( Units 1-62 ) and no discount is given.

All the units in the additional apartment ( 25 - 45 ) block increased by 10% also but the developer issued a 15% discount. This does mean that they are 5% cheaper than the original price.  There are only 6 ground floor & 3 1st floor units left.

The townhouses have been increased by 10% and no discount is being given.
