Iberdrola charges?

We are now living on sg, there is water but still no electric. All we hear is thats its down to the electric company to arrange dates for connection but as you see on other forums its not that simple. We got p··ded off with waiting so we bought a genny 335 euros but you are limited to what you can have on if you put the water heater on it takes about two hours to warm up and about a half a tank of fuel. We have still got a beach house were we go to use the washing machine and have a shower while we are there, but theres no heating there and its a 45 mile round trip.

It is cold at night and trying to warm up and cook at the villa is hard work and expensive, there was only 3 lights in the villa so we had candles as well, now I have fitted 19 lights and a extractor fan in the bathroom things are a little better but still cold.

Trip down took 30 driving, we stopped off in france after 693 miles and still had 690 to do to s/g. When you out here next, will check eos in a couple off days.

P.S. how do we stand regarding masa putting us up in a Hotel and the law with supplies ??

Hi Tony & Janet,

I was out at our house from the 14-18th November and I made a bit of a fuss to our agent Mercers that I refused to pay rent somewhere else whilst I was paying a mortgage on a house I couldn't live in. Masa agreed without any fuss to put us up in their hotel just past Pilar. It was a bit of a pain travelling between every day, but at least you could get a hot shower, etc.

Could be worth a call to your agent.

Glad to see that you got there OK, but sorry to hear of the problems you are having as a result of GM not doing what they should be doing! Hopefully, this will be sorted VERYsoon.

We are down on 12th december for a week, we are staying in a town house near to Los Alzacares (close to Roda) which we have rented out for a week. Will be up at SG, probably daily, and look forward to meeting you both, again. 

p.s. Don't know about the law,GM, or hotels., but am sure we could organise a good p**s up in Los Alcazares followed by complementary B & B in a certain town house close to there, if you fancy it!!

A night on the town and a nights stay at your B&B sounds great to me we will be up for that one Mate, could have a meal at Big Bens very good meals in there.

Janets popping back to the UK for A few days and will be back on 13th Dec so any time after that. We have had a few days of rain and it does get chilly in the evenings, but the last few days have been nice and sunny 21/25 % lovely jubbly.

Rob & Sue dropped round the other day a very nice couple, you will meet them when your over.

The law in Spain relating to utility connections is very clear and there is very strong consumer protection if you know how to use the systems

The builder by law has to provide a temporary supply, know as builders supply, to a property on which the owner has completed and where servuces cannot be connected due to the lack of a Certificate of Habitation

This supply must be provided at no cost to the owner and mantained and failure to do so is a serious offence and you can call the Guarda Civil and have then attend the site

You should also notify the building regulators at the local Town Hall and make a complaint to OMIC using the complaints form system in Spain and if you look through the articles, bottom right on this page my piece, titled, Most Commonly Asked Question on Completisn and Sangging, explains how to use the system and about builders supply and Certficattes of Habitation

Providing alternate accomodation does not negate the legal obligations of the builder

You lawyer should know all this and be taking action on your bahlaf howvever sometimes they may not be quite as independant as they should be, especially if they were provided by the agent

I read these messages on this site every day, from people on SG and people at home all in very different circumstances, some have sold up and gone out there, some bought off plan in 2004 some are new etc etc. and I also have noted all the remarks made by Inspectahome and wonder why no one has actually done any of the things they suggest or have they.

Has anyone challenged the system, reported them to the Town Hall, has anyone's lawyer actually even complained or taken the builders or developers to court. In one email it  says that Masa refused to refund monies and threatened them with a 4 year court battle.  How can this happen? It looks like all the legal paperwork, regulation etc is not worth the paper it is written on.

Questions:

1 Has anyone who has signed over got a Habitation Certificate?

2 Has anyone paid the Elec and Water handover charged?

3 Has anyone's lawyers actually challenged Masa on a point of law?

4 Does anyone know what happened about the protest on SG.

5 Does anyone know of anyone getting their monies back?

We were told in March 07, late handover of property due to delay in water and electric utilities, since then it has been, next week, in the next 2 weeks, next week, very soon, next week, next week.

Do I sound angry and mad?  Well I am.  And...  I find it difficult to talk about gardens, barbeque's, trees being planted etc etc.  We just want our house, or our money back.

Hi All

There was a meeting yesterday between about ten couples on site and it was decided that we all will meet again on Monday and go into the sales office and not move until we get some answers, not sure how its going to help but we will see. Will keep you posted, I think its going in the local paper as well next week.
