If you don't mind me asking, who are yu registered in Gib with?How is it compare to the uk  insurance??

Hi,  My wife is from Gib, so we are registered as residents there as well as Spain.  We will have our car insured there when we buy one!

Hi All

Can anybody answer any of these questions?

Is anybody else getting ready to move in?

Has anyone been asked for their final payment?

Are any of the other phases near completion?

What are the expected times for completion of each phase?

Will we be moving in has each phase is completed?

What’s happing with the build of the commercial center at the bottom of the road?

Are the swimming pools near completion?

What are the running costs expected to be on our development (taxes bills charges)?

Up dated pics to thread would be nice.

Hi Vista 01, you seem to be the person with your finger on the pulse.

Any answers for us.

We also wanting to move out permanently may after wait until pound strengthens against the euro before we sell in U.K.

We will be flying out 22 July.

Anybody with other questions ? let me know

When I get back

Hopefully I will have some answers of my own.

Looking forward to beers at the ninetieth hole.

Hi, Just returned from a site visit and some general brain dump info we picked up...please note all personal info and opinions nothing in writing:-)
We have been asked for final payment however will not be signing and will be asking for an official extension.
LOFO to be released in phases...1 & 3 first. Didn't ask about two. -
Indications was the LOFO would be ready in 6 weeks - again i think highly unlikely Phase 4 is very much a full scope building site and can't possibly rent/live in Phase 3 with that much work ongoing.
Also, buidling work stops in August so personal opinion is October at earliest (however we are checking with lawyers)
Gardens / pool around 1& 3 are in final stages
Suggested costs - Community fees approx 100 euro per month
IBI (including Basura) suggested 500-700 euro per year
We viewed the show home (now moved to townhouse in phase 1)...build quality very high - will be very pleased....views of the rock and shore fantastic.
Long term rental very mixed views locally and in Gib (two bed apartment - opinions from 750 euro a month to 1000-1200 euro a month)
My opinion on Phase 4 is this time next year you may have the plots finished....there is a lot to do....
Nothing is happening on commercial area...this does not seem to be owned by promaga and is a very run down buidling...we are checking ownership plans with lawyers - cannot imagine this being ready within 12-18 months...
Also, there is another development plot Vista Hermosa 2 - which seems to be same size again as out plots..apparently buidling work to start in 3-4 years.
Area now well serviced new motroway exits and really is only 20 mins into Gib....
Beach 5 mins away by car...it is a fantastic hidden gem..(as beaches were 20 years ago)..we heard this area will not be developed as it is very strictly controlled....

Also, saw announcement Monarch will be operating direct flights from Manchester to Gib from September.

Any idea where the other site is going  to be located?

Was there any plots still not sold and at what  selling price?

The other site is about 500 metres from side of final plot.. ...on next 'ridge'....the roads are there and the Promaga flags are already up ...
No idea of unsold...we did ask but developer didn't share this info...we did hear all 2 beds are gone...but haven't had it confirmed..think there are townhouses in phase 4 still available.
We could do with someone sending an anon enquiry into promaga!

Hi Bob,

Thanks for the really useful info. We are in Phase 4 and were guessing at anything from Feb to September 2009 for completion, so this ties up with your estimate.

You mentioned that you would be asking for an official extension to your final payment. How does this work ?. Is this based on your view that the development will still be too much of a building site, or can you ask for an extension for other reasons ?

So further info on this extension idea, having run it past the lawyers seems this is a non-starter, basically when the First Occupancy Licence is granted for the phase you have to proceed and sign purchase deed.
Idea is that the license will only be granted when perfectly safe/accetable to do so, so hopefully for phase 3 we will not be affected by the phase 4 building work.
Community tax and IBI not set yet as these only happen when community is up and running.

Can anyone confirm if the development you are talking about is called the  Urbanisation Vistahermosa

I am a property speculator from the UK and have been offered a large amount of properties on this development and was wondering if you could fill me in with more information.

Gedanga,

As the song goes "It aint necessarily so". There are several developments with Vistahermosa in the title. There is one in Benalmadena and one called "Resedencial Vistahermosa" in Aljarafe, Seville on the Costa de la Luz . Our development has a gap in the word Vista Hermosa and is in Cadiz province.

Hi All

Just returned from sunny Spain

Been to site, spoken to Christian who was very helpful.  Also popped into the ADH office at Fuengirola where I paid the retaining fee deposit well over a year ago (this person did not know anything about or even heard about the vista Hermosa development and did not know the person who had shown me around on my initial buying visit and informs me that he must have left the company)

After making several phone calls he informed me that everything seems to be going a head. There was no problems that anybody was aware of.   “ no news is good news” ...as he put it. (What a waste of time that was)

Although he mentions for some strange reason that if the developer fails to build on time and is out of contract that we could get the deposit back plus 6% interest with the bank guarantee that we have.

Next day we drive down to development site. (50 mins from fuengirola)

Initially every thing seems to have developed up substantially.

Front entrance looking the part,  no one in show home so phone promaga sales office to see if any body was around so we can chat.

We then walk around the site taking loads of photos (these will be uploaded very soon)

The front part looks just about finished phase 1&3 

The back part phase 4&2 looks like the front did last year.

Men were at work in all areas. But did not seem as many as last year.

The pool near to the town houses was just about finished, the other pool near to apartments still under construction.

After going in full circle around the development. Returned to show home where we were met by Christian who had been informed of our where abouts.

He told us that he was at another site just further down, which he is also looking after in the finishing stages.  Due to staff cut backs on the (sales side) 5 staff left out of 20

We visit show home of a town house, where the finish seemed to be of a high standard  “impressed”

Christian informed us,  Phase 1 should be ready for people to move into  Dec 2008

Phase 2 jun – july 2009  Phase 3  feb – march 2009  &  Phase 4   Oct –Dec  2009

Because of delays and people needing to move now promaga would help with finding finished houses to move into
with Promaga site, supplying electric and gas for the accommodation. (temporary measure)

We are told 30% of the properties have not been sold.

Price remains  the same as when we purchased, they did rise a little bit but had to drop them back down because of market circumstances.

When asking if people have dropped out of their purchase he replies some may use the excuse that the build would not be finished on time,  when the real reason is that they now can not afford  or get a mortgage due to a change in circumstances.

He then took us for a walk around and though the site where we saw our own half finish apartment in phase four.

It looks like private builds of one offs are going up behind the development but nothing major and should not affect us.

Christian was very helpful and seemed to be honest.
