Our apartment is in Phase 2 (Block 8).
We would like to bring to the attention of the owners of Apartments B5 and B6 that due to the heavy rainfall that Manilva had in January both apartments have suffered flood damage.
This was caused by the developer at the rear of Block 8 building a soil bank which fed the water down to the gardens at the rear and the water entered the walkway via the drain outlet.
Other issues on Phase 2:
Both driveway security gates are not working due to the following:
Upper gate - the hinge is coming away from the pillar and gate has to remain open for 24hours.
Lower gate - electronic gates are not working due to a fob key issue which the Condominium Services said they are aware of and are working towards a solution.
Upper Security Gate Walkway was left open 24hours a day and when we tried the new security code it didnot work.
Lower Security Gate Walkway would not even shut as lock is broken.
Rendering is coming off of the walls and the walls need to be rerendered (poor workmanship).
Walkway lights not coming on automatically when entering the building (take a torch)
In Block 8 we noticed that at least 25% of apartments are still not furnished.
Whilst we were on site lost water supply due to pump failure. As the whole of Block 8 is fed from a tank if a majority of the apartments were occupied the water pressure would drop considerably.
Building Works are still going on and more apartments are still going up. I think that the whole hillside will be covered with only a few green areas. Very disappointed. Chance of short term holiday lets seem very slim due to major development works still going on.
As we know Manilva is one of the regions outlined for major development and we were told when we visited the site with OVP that only 6% of the land would be developed. Ha Ha!!!!!
We are wondering if Phases 1, 2 and 3 will all be grouped together for the Community Fees or will each Phase elect their own President.
Before the Developer hands over the responsibilities for the site to the elected President all works which are outstanding must be completed by them so the owners are not subject to huge maintenance bills. We hope that all community Fees for the unsold apartments will be paid for by the Developer and will not be the responsibility of the other owners to contribute.
We noticed that satellite dishes have been put up on the terraces and if we do not have the Condominium Rules in place it will be very difficult in the future to enforce these.
