Hi,

I have been told by someone visiting the Ole Jennifer site that there is a notice on display advertising a EGM which will take place at 1800hrs on Tuesday the 18th March 2008 at the complex.

This is to discuss Community Fees, Contractors, Maintenance etc

I will be out there that week so if anyone can't make it and wants to raise any questions then let me know either on this thread or by private message.

Also if you want to know what was discussed and cant get out there then let me know which number you are in and i'll send you a message when I get back

Don't know any more info.... as I said, its someone that has told me theyve seen a notice board when they were over there

Although we will be across in April we won't be there for this meeting - grateful for your offer to raise some issues for us. We own No 22 in Phase 1 and paid our community fees in good faith as soon as they were requested. So far however we don't appear to have received anything in return.

  • The pool area is messy - granted it's too cold for swimming but that's beside the point.
  • Every time we are across we need to start by sweeping and washing down the staircase
  • We know we have a post box but don't have a key for it!  
  • We don't know how to get in touch with anyone if work needs done
  • On our last visit the street lights were never on
  • How is anyone to know there is a meeting on unless you're across - surely it would be sensible to gather resident's e-mail addresses for this sort of information

I know all of this might sound petted when compared to the broken promises for Phase 2 buyers - huge sympathy goes to everyone - but all these little things mount up and this is probably our only chance to raise them.

I share your concerns - and i'll certainly raise them at the meeting next week

we are out there to complete at the end of this week so its purely by chance that we're out there

i know a few of the properties have people in them permanent so i'll try and get a contact list together if there isnt one already

Hi guys This is our first post! We are flying out on the 18th and we will be attending the meeting. At the moment it does seem very confusing as the company running our community has not got in touch with all the residents so far. Also I am not sure how they have decided the charges and why we had to pay them in full - I don't know about you, but we find it is a very expensive business and if we can pay them quarterly the better. The first meeting was held with out any of the residents being informed and held only between this company and the builder. It all seem strange. When I did enquire about the charges for cleaning they did seen quite high for just cleaning stairwells. Obviously we need building insurance, lighting and swimming pool maintenance, but I do feel we can keep our charges down. The grass by the pool is very patchy and the concrete round the pool is dirty and does need cleaning. So the sooner we chose a president and are in control of our own community the better!. i do know that Ron at number one is quite happy to do the gardening and maintaining the pool area. Hi ,

Has anyone got an update on phase 2 ? the last we heard from the builder was that it would be 18 months.We have also heard that it could be up to 3 years.no one seems to have any idea. Its very frustrating as we were promised completion by August 2008.

I hope youre EGM went well.

If any phase 2 people read this perhaps you could get in touch so that we can exchange information.

just a few updates from the meeting

meeting covered 1) maintenance 2) insurance 3) elect committee rep

1) Tecno Aqua Piscinas (Almoradi) have the contract for pool maintenance

   They have all certificates for cleaning required i.e. proper chemicals etc and insurance if there is a problem and someone is taken ill

   clean pool 3-5 times per week june/jul/aug/sep, 1 per week nov/dec/jan/feb/mar/apr, twice per week may and october

    rates were given

b) cleaning - not resolved - rates were considered expensive - get further quotes

    cleaning garage area- agreed - will clean 4 times per year

2) insurance. 3 quotes received

covers damage to common areas eg lights and also liability cover for e.g falling on a broken tile

  can get a copy of the details from NH Abagados if required

3) vote for preisdent of committee

  ideally permanent resident and able to speak spanish

  not sure of her name but Spanish lady elected

AOB

houses on the corner (non ole) are not in the community

administrated by NH Abagados - their charges given

builders will pass purchasers details onto them for payment of community fees

all properties to pay (including ole to pay for any unsold)

12 months to pay fees else court proceedings will be taken

security patrol would be expensive

will apply to post office to get delivery in the area

NH Abagados have keys for garages and garden gates

childrens play area across road is not part of the complex, it belongs to the town hall Almoradi

hope that gives an idea of things discussed

meeting started at 6:15pm around the pool area and finished around 9:15pm
