Importing a UK car to Spain

 Hi.      Can someone please explain the last two payments deducted from my account without any instructions or requests, regarding the residential payments..   I am up to date with all payments, (so I thought).   that was until the 30/04/08 when I had the sum of 56.98 Euros deducted , and then a further 51.72 Euros. These are additional to the monthly payments.

           I am not saying that these payments are wrong, just that I was unaware of them, and should be informed before these payments are deducted,  If others who may just put the correct amount in their bank have these two extra amounts taken out without being warned of them, then they will incur charges.

           If these payments have been well advertised then I sure have missed this information.  Are there anymore payments that we have not been told about.

I have also had 2 payments deducted from my account at the same time. I assumed that the administrator was not fully upto date in collecting my payments, but now I am not sure.

I am guessing but perhaps the €56.98 charge is for the special levy re legal action against the developer - see the list of fees in this respect posted under the topic "Official communications from the Administrator", €56.98 is listed for an Atico...

The €51.72 could be for arrears on the garage/junk room payments.....though the figure doesn't seem to work out exactly as a multiple of the monthly charges listed.

Can someone post the number of the office that sorts out the community fees, I have mislaid it. In January I had €81.16  community fees taken out twice, in February €81.16 , in March €81.16 twice, then in April €55.88 and €50.29. Does anyone know what the hell is going on. I'm not made of money.

About 4 weeks ago we received a letter recomended from GICS. Including the minutes of the meeting the 26th of January. And a balance of our account. It showed that they had not registered the payment of the initial fee of E300. Our lawyer paid the fee to Arrohabitatge, and have mailed a receipt to GICS. Our letter also included a balance of the 300e fees. They have received 300e several times without knowing from who. Further they received fees with  names that are not registrered at their office.

They also informed that the fee for garage & junkrooms is sorted out and they would start collecting the money.

Block 1-8  Euro 6,54 per month

Block 9     Euro 6,77 per month

Block 10   Euro 5,58 per month

The administrator does seem to have made a bit if a mess of this (they say the bank made the mistake!) Anyway I had 55.88 taken on 30th Apr which is the special charge for the claim against the developer. I then had 100.58 taken in May. I haven't worked it out but if you paid half this for a garage then I paid double for a garage and a store but that is a guess. The normal monthly charge got charged (I think) twice in March by mistake so we should  not have a normal monthly charge in May but  then a higher monthly charge to include stores and garages  from June. This is what I think. I could be wrong and GICS could decide to do something different so don't blame me if they do. Needless to say this is one of the issues with GICS identified by the committee as needing urgent improvement

The 50.29€ you were charged will be 7 months x 6.54€ plus 4.51€ which is the proportion of the special 1 off payment for action against the developer attributable to the garage space. If you have a store it will be twice this amount and if you're in block 9 or 10 the amount will be slightly different.

It appears my last post was confusing. Let me try again

1st there is a community charge for each garage space and store. It was not calculated at the beginning so they were unable to charge it. The amount per month is stated in Solgre's post. As we have been a community for 7 month's they are collecting 7 month's worth of community charge for each garage space and store. They will then collect the monthly amount each month from now on along with the existing amount for each apartment.

There was a one off charge to cover the cost of preparing the claim against the developer agreed at the AGM. This amount is split between all residents in accordance with their quota - so we have been charged an amount for the quota attributable to our apartments which if you pay by DD would have been collected on 30th April and an amount for the quota attributable to our garage spaces and stores (if we've got one). The amount for garage spaces and stores has been included with the arrears they are collecting for the garage spaces and stores.

I hope this explains the situation a little better. It is very complicated and hard to explain in a typed message

I have posted this here as it seemed the most appropriate thread but maybe not!

I have today received a telephone call from my solicitor to say that they have been contacted by the developer who is demanding an extra 390 Euros as they mis-calculated the amount of Plusvalla payable on my apartment (I paid 500 Euros at point of completion in Oct 2007).  Presumably  the local authority have asked the developer for this amount.  Also the document was sent to my solicitor on the 27th of May for the first time and stated that penalties would be added daily from the date of 13th May!

Has anyone else experienced this or has any comments?  My apartment is a two bedroom first floor corner plot.

You'll see under the completion thread that davmunster has received a similar demand from his solicitor. I guess the rest of us will receive the same in the coming days!
