This may sound like a strange topic title but I will try to explain.
On average I get more than twenty e-mails or PM’s each day. I try to answer these as swift as possible but it takes up enormous amounts of time. I really spend hours answering them all on a daily basis.
The questions are mostly from readers of EOS who don’t actively post on the forum, but also from people who do post. The questions are quite diverse: about general community issues, sky tv, aircon, security issues, personal problems, future developments in this area or the nearest shop to buy product x.
There is no clear division between questions asked at the owner of a property management company (which I’m not: my wife is) and the vice-presidential role. Usually it’s a list of questions which crosses these borders. I put a lot of time in both roles and answer all questions as best as I can. However it would be much easier for me if I can just refer to a common thread where I already answered most of the common questions. For instance If you want to know if we found a renter for your apartment or already have a buyer for your property that you bought for investments purposes that’s of course a private question and will certainly be only answered by private e-mail. But lots of times I end up answering questions which are either already somewhere on the forum or are of a general nature which will interest more people.
It is these lasts ones I w ill try to tackle in this topic. It will be incoherent, because the Q&A formula is not very strict, but it will also make sure that we don’t need to have a new topic for every question which pops up. I will copy and expand on the answers (of course without revealing your identity) I already gave to lots of questions, but feel free to make a public request in the topic itself. I will try my best to answer them as best as I can.

The community fees for 2007 were agreed at tthe 1st meeting. If you PM me your block and apartment No I can let you know what your fees are for 2007. The 2008 figure will be agreed at the AGM on 26th Jan

Sorry for starting a thread and then failing to attend to it, but it's an extremely busy period for us (actually it has been busy ever since september, but we really want to have all our clients apartments in working order for the Christmas period and thats quite difficult as lots of suppliers are off for holidays)
I can't reallyt answer the question of David Munster about the insurance issue. It depends on the exact policy your national or private insurance has. In general you can visit every health center and there are lots of them in Fuengirola. Some are specialized in English speaking clients and most of them have multiple disciplines in house. If you need to visit a hospital the best thing is to go a 24 hour medical centre, let them have a look and they will make sure you go to the right hospital. We ourselves are insured in Spain so we have a different arrangement and have an emergency number which we can call.
If you have an urgent problem have a look at the information board in your block (next to the entrance). The emergency numbers for police, firemen and medical services are listed there.

Q: Why are the pools not open, cleaned etc.
A: Because the community doesn't have pools. The developer didn't get the license for them so they are still his and not ours. This presumably will be fixed but at the moment the community can't do a thing. We just don't own the pools (which is a shame of course).

Q: I want to sell my apartment (or I want to buy one). Can you help me?
A: Yes we do. I don't want to be a real estate agent but yes we have a list of apartments for sale and get enquiries by potential buyers as well. People want us to do this as they don't want to pay the high commissions for the real estate agents and they know we are in a better position as we are always here and are trustworthy and knowledgeable about the DJ complex.

Q: What are the community fees?
A: A typical 2 bed apartment is charged 65-75 Euros a month for 2007 but like David stated if you want a precise answer send him a PM.

Q: Do we need to pay for the water
A: Not at the moment. We are still on 'builders water', meaning he has to pay. The reason is that we are in the middle of a (forced) conversion to another water company. The moment the new company agrees that everything is refitted as they specified we will be properly connected and you all will have to sign an agreement with this company. The administrator tries to make the process as easy as possible and will try to make the arrangements for you. But you will stll have to pay yourself :)

Q: How about maintenance, cleaning and gardening?
A: We as a community have a contract with two companies. One cleans on a regular basis all the communal parts of the building and the other one is responsible for the maintenance including the gardening.
Q: Can I complain about one of the above duties?
A: Yes, send an e-mail to the administrator and copy me and the president in as a CC.

Can someone provide a list of medical centres and their opening hours. It would come in handy to print off for emergencies.
Max, when you say the developer does not have a license for the pools, does that mean they were built without an official document.
Can a time frame be set with the developer to have the pools ready before the warm weather returns.
Could he use the pools as a delaying tactic if he is not happy with other ongoing issues.
What is the latest regarding how long the pools can stay open for. 3 months is ridiculous. Surely it should be 6 months, otherwise most of us non residents are probably never going to get any use of them.

Medical emergencies: call the ambulance. The phone number is next to the gate door at the front of the building. There are lots of medical centres with 24h service but it's hard to recommend a specific one. Usually your travel insurance will have an emergency number as well.
Irene: impossible. The developer has been forced to change companies.

Q: Do we have a proper address? I don't have it in any paper I got.
A: The town hall recently decided to give our private streets a name. A bit strange as they are not theirs but it will be allowed and it's handy.
We have three streets:
Calle Montes de Malaga (the one going up the hill so only relevant for DJ II owners)
Sierra de Cazorla (everything around the corner on the top and also the street going down to block 5. Block 9 is also in this street)
Calle Sierra Nevada (the road along DJ III and so also the address for block 1 in phase 1)

Q: Nice to know we have street names but how do I formally describe my postal address:
A: The blocks got street numbers (and yes they are different from the block numbers) so f.i. our address is:

You see it won't easily fit on an adress line so you can shorten it to:
Residencia Don Juan Calle Sierre de Cazorla 3 blocque 2, SS A
Blocque means block and planta is floor (but I guess you figured that our yourselves :)). Semi-sotano means semi-below the ground.
If you live in block 9 on the third floor (terceria) the short version f.i. would be:
Residencia Don Juan Calle Sierre de Cazorla 5 blocque 9, 3 C
In case you live on 'bajo' level (meaning below, but above SS) I would write that out, otherwise you get a confusing B C

Q: Good to hear that we have postal addresses. Can I send you a card?
A: I have never seen a postman so I wouldn't count on it for the moment. Postal services in Spain are 'irregular' anyway and our residencia is not yet discovered.

Max do you have a email address for the developer as I cant get the link to work on my pc and it wont let me see the address. I am trying to find out about the mortgage cancelation fee I have paid twice . Thanks.
