We bought in Manzana (3) Bloque (1) a couple of years ago; we love the area and our apartment. The apartment is large, a corner unit, good views, peaceful and no one can encroach upon our privacy. We particularly like the new 'Main Front Gateway' into the complex, integrated of course with the visual presence of security.  The people that we have met in Reserva are wonderful and we now consider them as close friends of ours.

 

I do believe that it will be a sort after location in the very near future, if we have people like Graham Blackburn looking out for all of us. Remember he does not need to be involved, but he truly cares about Reserva. Of course, readers of this website also care or they wouldn’t be on the website in the first place.

 

Graham Blackburns facts are correct about the 'Licence', I have continually hounded my Lawyer about this problem, I have also met another Lawyer who actually told me that it would be very difficult to sell without a 'Licence', although not impossible. So I implore you to get in contact with Graham Blackburn, give him your proxy vote, and he will make a difference.

I have an appartment in Bloque 3, which is tenanted, it has had some damp on an internal wall since new and efforts by the developer to paint over it are useless. They are now telling my tenant to claim on my insurance, however my tenant is convinced this is a construction problem. Has anyone come across similar problems? do you have any tips about dealing with the developer from a distance, I think they are fobbing off my tenant rather than deal with the problem.

luckily,I found this forum whilst browsing Google.

Not so fortunately,we brought our 2 bed penthouse in manzanza 3 block 5 through Ocean
Estates.Like many it would seem,we were forced by the developers to
complete.Like most owners on the development,we have spent a lot of
energy worrying about the situation we find ourselves in,but like to
remain optimistic that all will eventually resolve itself.

We rented the apt.out on a 11 month tenancy agreement through an agency
called Blue beach property solutions,who were based in Cabopino port.I
have now discovered that the tenants have not paid any rent since
February.I have tried; phoning,faxing aand emailing the agent and also
sent the tenant an email..So far no response from any of them.I am in UK and at
the point of despair and don't know what to do.

hi ive just found this site i have an apartment at manzaana 3 bloque 1i  have been there since handover i have high hopes for this complex but flicking though forums i think best thing to do is for the community to sell all the apartments were the owners are not paying the community charges to recover  there costs some of the apartments have never been seen by the so called owners

We have been told that legal action isbeing taken against the owners who are not paying the communiy fees and this has been agreed at AGMs.  We hope that this will bring in money needed to get the devleopment running properly as planned soon.  The communal gardens and pools are cut and cleaned every week and look nice and we can see that when the comunity is paid in full then the extras that are planned can be done too.  When all owners are paying properly it wont be to long before we are owners in one of the best developments on the coast.

Hello,

Hope you are right. We heard the same thing last year and there was nothing done.

We saw the long list of non payers and this was before Manzana 3 Bloque 7 came into equation.

A large amount of non payers in Manzana 5.

Fingers crossed, not fair on the rest of us. We are out next week and looking forward to being there and seeing how things are going.

It was definitely agreed at Manana 5 agm to take legal action for unpaid comm fees.  The agm for other manzanas are going to raise the same topic for voting we think as it is holding things back around the whole complex. If s anybdy out there now who can find out any more information about this please let us know
