We have just returned from a recce trip to see whether we should transfer from ACC to OCC. Well I really do not know where to start. The village of Tabernas is very nice and first impressions were that if the location of OCC was near to the village then it wouldn't be so bad. Our agent rang to say he'd meet us at the first cafe on the road through Tabernas (Sorbas); when I say cafe - I mean that in the loosest sense of the word! Anyway, we set off and turned down a dusty road to OCC, where there are the trade-mark palm trees and fountain and apart from two small sales offices THAT'S IT.....
We didn't take any pictures because there was nothing to see. There are NO showhomes, NO roads in place (although it does look like they have started excavating to start one) and NO builders on site, there may have been one jcb but nobody was working at all. Not what you'd expect when Huma have been telling people that the show-homes are there.
The location is definitely not for us, there is no-where to walk to and is too far to walk to Tabernas village. Like I said, there is just nothing around - totally totally in the middle of no where. All there was was a plant which we were told tests solar panels and not a pretty sight.
Well the upshot is we are definitely not transferring to OCC; our agent took us to see Mazarron CC, which is a well established community. We were told we could transfer there and are awaiting a firm price.
For those of you who have transferred to OCC - good luck, I wish you all the best with everything and hope that the lies stop and building commence.

I think that the person who posted that the show houses were built may have suffered from a touch of ' lost in translation'!!!
It is very easy to to make sure that building has started and ' building roads and sewers and putting in infrastructure ' takes quite a bit of time!!!!.....,, compared with say ' building a pair of Tarifa's which can probably be done from start to finish in say circa 3 months inc all fittings'...or less
The most important point for those of us who have changed to OTCC is that it has started with a real intent
Not everyone will like OTCC but then again not everyone likes MCC [ or ACC] but with respect to Mushy, ACC was more isolated than OTCC
Cuevas is further away than Tabernas and certainly you would not walk from ACC to Cuevas [ there was going to be a bus service]
It would be quicker to walk to Tabernas from OTCC than to Cuevas from ACC....same if you are driving...... circa 3 mins now .....Cuevas circa 15 mins from ACC
Remember when we all first visited [ and still the same now].... ACC .....you turned off the main road on to an unmarked single tarmac road......then it went to gravel....before joining again a tarmac single track road
Have you forgotten how it was!!!....and still is
Now for ACC there was going to be a new road and of course for OTCC there will be a modern road from the A370 N340A
Mushy. I hope MCC is for you and everything gets sorted for you
But for the rest of us:
Nearest airport ACC 45/50 mins......OTCC......30 mins
Nearest shops & other facilities ACC 15 mins ,,,,,OTCC...3 mins
Nearest City ACC 45/50 mins......OTCC ....30 mins
Nearest beach ACC....I reckon Villaricos is 25 mins across country direct........OTCC 30/35 mins
Now given the choice I would stick with ACC.....but I do not have a choice.....and OTCC does location wise compare quite well
A virgin site on an old airflield!!......ACC was a virgin site on an old farm!!!!
When I have another look tomorrow on my way to Palomares, I do not expect to see 'Tarifa's galore' just a building site in progress which was started circa mid April!!!
Again just a view....and I stress again .....everyone must make their own mind up
& if you have a BG at ACC you do have other options

We visited OCC and the location does not compare with ACC. I have to agree with Mushy on this one. OCC is being built ( or I should say might be built because nothing HUMA says is from the book titled "Telling the truth") in a poor location and there is still the matter of no BG being issued for it.
We considered long and hard.
The bottom line is that HUMA are keeping our money which we are legally entitled to back, and now want us to buy something else off them. Why on earth trust them when they have treated so many people with absolute disrespect, kept money they are not allowed by law to keep ,and are totally untrustworthy when it comes to business ? If they were announcing a new build on a Championship Golf Course, 2 mins from the beach, 30 mins from the Airport I wouldnt have one of the properties. Why ? Because ACC is more than enough evidence that HUMA are unresponsible, untrustworthy, ignorant and cheats. ( And I have used polite expressions here).
Lets get to the bottom line here. No one buying at OCC would recommend it to their friends. Reason ? HUMA are building it and are not a reputable builder anymore.
Huma are forcing you to buy at OCC by not returning funds and not entering in negotiation to return money. They are making people buy something that they would not have as first choice.That is wrong.
How many non ACC people have bought at OCC !!!
What Agent would recommend HUMA after ACC and how they are withholding clients money for their own ends ?

I have just had a call from an english girl at Huma asking if we had changed our passports as they are now sending our contracts out. I asked how things were progressing and she told me they have 2 show houses. I mentioned the posting from mushy and she said they have photos and she will send me them to prove it.
I shall look forward to seeing these as I trust Huma as they never go back on their word!!!!!!!!!!!!!!!!!!!!!!!!!!
I will keep you informed

It sounded like you didn't trust them Gazza.
Went over in April loved the place have reserved a tarifa overlooking the desert or is that dessert.
Now what I want is a BG and a new contract already signed reservation one but solicitor says don't sign other one unless with BG. Who knows???

I don't after all the crap they have given us over the last 3 years and when another buyer says there is nothing there after they have just come back then I'm more likely to believe other buyers.
I wonder when mushy actually went to OCC

Gazza ,' thanks for posting the photos. I know that when we went to the site at the end of April they had not started construction but I was speaking to Parador last week and they confirmed that the show houses were underway and also offered photos. I can't tell if the tarifa photos are genuine for the site but it would take some nerve to offer photos that were 'a con'. ( although I don't think any of us would be surprised) I certainly do believe that the photo showing drainage work on the road is real as this is the road that we are on. If all this is genuine how it was ' missed ' on a visit this week, well who can say?

If you look at Photo 6 on their photos and then look at the ones posted by me on the 4th May you will see that my number 3 is of Manzana 1 and looking towards the site of the pool, theirs is taken from just outside that fence.
They had built the concrete foundations where the show house is......I saw it.
I am convinced that they are genuine photos of OCC

Hi All,
i have just returned on the 7th June and went to have a look at the site and found engineers, concrete wagons, builders etc and YES - 2 tarifa show homes near completion. The roads have now been dug out and you can drive around the site and can see plots 1 2 3 & 4 foundations etc being done.
we went to the site twice and found it even more busy with trucks etc than the 1st visit at the beginning of the week, they really seem to be getting on with it now.
Have photos and will download them ASAP. They are also going to put a web cam up to cover all the site, so we can watch the progress of the build.

I wonder why Mushy hasn't replied to any of these later postings on the progress, sounds like he was talking rubbish, visited the wrong site or visited last June

I am visiting Oasis CC on 17 june, I will post a truthfull account
with photos, I am meeting with Huma and still trying for
a refund, my solicitor said Huma could bust the Almazora CC
without loosing MazzaronCC or Oasis, unlike other posters I
dont have fake inside info, nor am I trying to sell homes in
crap developments, jackb

Dear All
I have not posted back onto the site as I have not been on until today - we decided OCC wasn't for us and have moved on.
We did not get shown the showhouse whilst we were there and it wasn't obvious to us that in fact there was one. The reason was probably because our agent saw how unimpressed we were with the location of the development he didn't bother to ask us to have a look. Anyhow, like I said at the time of our visit - which was 30th June 2008, there was no builders on site and if there were then they must have been hiding in the showhouse.
I wish everyone well who has decided to move over, but like I said, it's not for us, we have a family with teenagers and they would absolutely hate it.

If your visit was 30th June then that is in the future and maybe the Junta has not given them permission and have ordered them to pull the showhouses down!!
On a serious note though the site isn't really for us either but I feel we have got no choice as we have no bank guarantees for ACC and we cannot afford to lose 71,000 Euros. However we don't want to be stuck with a property that we don't like and can't sell either so I feel we are in a right mess due to lying agents, solicitors and developers.
If we fight them in the courts it will take a long time and in the meantime they could go bust and we would have nothing.

JackB.............................Are you calling me a liar! has i posted before, on site is 2 Tarrifa Show homes being completed, roads have and are being dug out and you can drive around the site with plots 1,2,3,& 4 foundations and lorries & diggers working on site.

Just to remind you all....I am an agent.....ACC....no BG......gone to OTCC....pragmatic money reasons first....but I like it
Not everyone does but then not everyone liked ACC!!!
On our way with gran kids etc from Granada to Palomares on 4th June [ 2008] went to look again at OTCC
Met by chance 'Ethelfleda' ...sorry I could not talk to you both for long as the G/ kids had been up from 3 am and we had to go!!!...but great to talk to you both...see you both soon
Facts:
For Manzana 1 [ were we are Plot 11] the drains had been laid [ manholes standing proud...this can not be a con!!!]....ready for the road base
They were also digging out more drains
And ' a pair of Traifa's ' are built.....windows and doors in but not finished....for everyone to see
I have the photo's and will e-mail them to anyone who wants them
So....it has started......it is not a con......like it or not.....it is an option....and no one can say ' that it is not real'
Buyers are now getting their guarantees
But
If you have a BG at ACC you do have other options.....and you should look at those even if you are thinking about changing to OTCC
I know of some good deals in the area....Tarfia's are hard to beat [ bit personal here I suppose!!] ......but still look

If you are going on 17th June there is a good chance of the Tarifa's being ready
If so please take some photo's inside and out and e-mail them to me, as I am in contact with quite a few ACC>>>OTCC who would like to see them
I suspect you are quite right when you say that Huma Mediterraneo SL may be able to ' walk away ' from ACC........
I have always accepted that this could be an 'option'...hence my pragmatic move to OTCC.....having no ACC BG
Anyway I like OTCC
But with an ACC BG you have super options in 2008

There is the other option available to people from ACC who don't wish to make a move to MCC or OCC although it's the one Huma certainly don't want. No-one in business likes to give a refund but it is within the law to do so in the right cicumstances.
We have now purchased elsewhere,we have the keys and are delighted with our choice and we are going to take Huma to court to have our money returned. Yes it will take a long time but I just didn't agree with the blackmail tactics that Huma have used. When I purchased in Spain I wanted it to be my first choice and not the choice of Huma and was not prepared to give them any further business due to the manner they have conducted themselves over the last few years.
Brian how can you expect people to listen to your advice as an agent when you have made the same error as us all with ACC?
We were promised a bank guarantee for months but it never came but the law will be against them for that alone.
Best wishes to all who have made the decision to change to protect their money and I hope it works out for you all but there is another option.
