What is the minimum requirement for me to apply tolegalise my home. the super structure was built in 2006, and i had permission for 235 m2. but we build double the size. Location is inland of, Costa del sol. and i have got windows in. do i need to finish bathrooms? and also bedrooms? and also the render outside?

If you had permissision for 235sqm then thats all you are allowed so you will not be able to legalise it unless you have the plans redrawn and submit to the town hall bur bear in mind you are onle allowed to build on 2% of the land to be legal I would suggest you employ an Architect and a good solicitor.

Why on earth did you not get permission BEFORE you started? It seems crazy to me that you blatantly ignored the building rights you had and if the authorities tell you to tear it down you´ll be moaning on this forum that the authorities in Spain are unfair.

I googled but can only come up with a developer from Hebdon Bridge in UK are you referring to them I can not beleive that a company such as that would do such a daft thing

I thought I saw a link to properties in Spain by the company but now I can't find it. There's a lot written about 'Mangohomes', they don't just work in the UK. As you commented ' I can not beleive that a company such as that would do such a daft thing' & I agree there.

thanks guys for the responses.
actually, we had permission based on the old planning laws which was legal then, and which would have allowed us to build 600 m2 easily - or more based on the 2%.
however, they suddenly applied the new planning regulations. so the property has been up since 2004 actually but not rendered
and doors not on. but roof and structure in.
as you know in Spain even if you have plans, the builders encourage changes and increases.
