Can anyone tell me whose responsibilty it is to replace white goods thart break down in a fully furnished house which is let long term. i am receivig conf;icting information from so-called professionals

It really depends on the contract you have signed but it is normaly the responibility of the landlord to replace all white goods, thats the way all my contrcts are worded.

In general terms it is up to the landlord to replace white goods.  However, if the appliances have broken down or are damaged through misuse or negligence by the tenant, then the tenant must replace them.

Not really, Toni.  I would not recommend any books.   I feel it is best to approach a lawyer (whether you are a prospective tenant or a prospective landlord).  Every tenancy agreement is different, depending on circumstances, premises and so forth.  Clauses and covenants may need to be amended, removed or added.
