Thanks to everyone for their replies
What I was really asking was by The Horizontal Law or Community Rules as in South Africa,a President may only have a Term of 3 Years.After this Period a New President should be Elected. Off Course if it is laid down by Law then the existing President may be nominated and then re-elected for a further term. How does this legislation work in Spain

Unless the estatutes of a prticular community provides otherwise, the president is elected for a term of one year. However he can be re-elected year after year without limitation. He can be removed at any time by resolution of an Agm or Egm and a new president elected. Therefore you need to get a majority of the owners present or represented at the meeting of owners to remove him and elect a new candidate or you can present a second candidate at the next annual re-election and the second candidate can become president if elected by a majority of owners.
