Hi Tony best person to answer if you cant get one here is your lawyer. Ask him if the Final de Obra (end of works) Certificate has been signed off at the NOtary along woith the Horizontal Division - if they have the developer can then apply for the FLO -. it is then in the hands of the Civil Service and their casual pace to get the FLO issued. Normal time frame from application is 3 to 6 months depending on how dynamic they are feeking at the time and assuming there are no irregularities.

Hi Smiley
Just wanted to ask you a quick question as you read one thing then people are doing another... Im confused. Would you complete without the LFO, 1st license of occupation. Im sure my solicitor will say yes but all the info says no. aggghhhhh!!!

Hi Tina it is always up to you of course but if it were me; never. Without the LFO it cannot be confirmed that the property is legally recognised by the Town Hall and Land Registry. You will not be able to get a mortgage on it either (unless it is the developer's). You will not be able to contract utilities in your own name and will be dependent on the developers water and electricity supply of which can be sporadic. Finally if there were legal issues that meant the 1st Licence were never issued and you wished to sell it any lawyer acting for your purchase would have to recommend they did not buy it from you - of course if your buyer required a mortgage they could not buy it anyway.
