I can see what you are saying but deep down i feel its the lawyers to be blaimed as they are the ones paid to check all the legalities of the property, therefore if any of the licences were not in place they should have advised the buyers not to proceed. After reading thousands of stories and watching many tv programs it has become obvious to me that neither the agent or lawyers really cared about the buyers as long as they were getting paid.
Anyways i hope you manage to resolve the problem someway or another.
