Legal rentals.

From what I understand of reading the very helpful posts on here, I can let out my private home for rentals, but there are a couple of things I'm not clear on.

I have a self contained apartment under my home. Can I rent this for holidays without a license? Does it still count as my private home if it is let out while I am still here?

I would also like to build two guest accommodation units within the property. Would I be able to rent these out too?

If I need a license, how can I find out all the regulations? Obviously I would need to know what is required before we start to build.

I appreciate that if we go ahead with the building I will need pay a lawyer, but at the moment I am just trying to get a feel for what is and isn't possible and would be grateful for any advice.

My understanding is that in certain areas you DO need a licence to rent out a property.  I think Valencia is one example (although don't quote me on this!)

I think for most places you don't need one although you are supposed to declare your rental income in Spain, as I'm sure everyone does
