Smiley you're right about things getting better when there's more transparency in the market. A job maybe for AIPP who'se motto appears to be 'Honesty, Transparency and Integrity'  for all their members to adhere to, trouble is some of their members have'nt been for years.

Properties appear cheap in Bulgaria etc but the risk is probably higher than in Spain because there's little or no resale market, and it's infrastructure and Winter climate don't compare with Spain's.

WITHOUT A DOUBT THE RISK IS HIGHER IN BULGARIA I AM LED TO BELIEVE THERE IS NO OFFICIAL REGISTRATION PROCESS FOR THE PROPERTY TO CONFIRM WHO OWNS IT AS NON RESIDENTS CANNOT OWN PROPERTY THERE - PERSONALLY I THINK ITS A NIGHTMARE WAITING TO HAPPEN AND FAR WORSE AND FAR MORE REACHING THAN ANYTHING WE HAVE SEEN HERE IN SPAIN -

Hi Guys, if you are a non resident wanting to buy a bulgarian property you can claim title in 2 ways

If the house is on a plot, then for around 500 sterling you open a Bulgarian company which you own 100% and that owns the property. The company or the property can be bought and sold

If its an apartment then the way around it is a company is set up owning the land and shares are sold along each property so each owner effectively owns an equal aprt of the land and the property.

And yes Bulgaria is a disaster waiting to happen. The only thing I would recomend anyone to buy if they really wanted to is plots of 2000sqm plus with a house on them and pay no more that around 4-5000 euros! Normally they would be a couple of hours drive from anywhere but at least at that price its not a huge loss if it goes pearshared and the locals will have a chance of buying something like that.

In my experience the after sales service from MRI is very poor.  There are opposing views here, some people having good experiences and some not.  Maybe this depends on whether there is a problem with a particular development?  I'm buying on Lorca Golf and the development is currently at least 15 months behind schedule and the building licence is still not granted. MRI have never contacted me to discuss my investment since I put down my deposit in Jan '06.  I am having to chase them all the time and I've only started to get some info from them by suggesting that I might write a story about them for the media! They know there is a problem with Lorca so are just trying to keep quiet.  When I bought the apartment one of their 'senior' execs wrote out some figures for me - based on a 'minimum' yearly increase in value of 17%  (he said 25% was more likely!)  and a guaranteed rental income of some amazing figure.  Of course I didn't believe everything I was told - I'm not stupid, but I thought that the value should rise by about 8 - 10% per year.  Now I'm hearing that I might actually lose money. I've emailed MRI and indicated that I wish to make a formal complaint and asking for the details of who to address this to, as there is no mention of where to send complaints in their glossy brochures!

Thanks Rixxy and Smiley.  Just visited the 'Darragh' site.  Modest sort of bloke isn't he!!  For some reason he seems to have omitted a 'contact me' button.

Had an email from MRI AND a call from the lawyers today AND the MRI woman says she has passed on my complaint to the area manager. Still no further forward though.  The lawyers requested the second instalment but I've told them I've reinvested it because the developer's sales guy told me it wouldn't be due for another 12 months.  The whole system seems totally chaotic.

At least you guys provide some laughs!  Cheers!

You are welocme Dixie and it was a shame I didnt know about it last weekend when in Olympia as the great man himself was there - complete with entourage (who are not allowed to speak to other salestaff from other agencies) And the regulatory bodyguards (he ahs two)

I was able to get close and personal - well just about between his phone calls and mafia coat - to be able to glare hard before walking past with nose in air.

Even I wont stoop as low as to speak to it!

If I see him this weekend I will say hi from you!

Gotta mate who was with him in the early days who chinned him - my pal turned up for work one day wearing a red tie which is apparently not his favourite colour and all hell broke loose - my pal took it personally as he is a great fan of red (arent we all - except for those who prefer Sky Blue) - so my mate thought ?¿?¿ this strolled over and put one on him - then quit - he has been quite successful and has quite a lot of integrity so probably wouldnt have had a long career path there anyway.

Well if you do see him Rixxy, say Hi from me in the same way that Smiley's friend did!  Good on yer mate Smiley!  Had a call from MRI yesterday-they are suddenly wanting to talk to me-and was told that although resales have slowed down quite a lot in the past twelve months, Murcia is one of the healthier regions and they don't really see any problems! . Well I suppose the Lorca delay at least means I can invest the funds I was holding for my second payment in something in the UK to make a little profit.  Read your (loud voice) post on one of the other threads Smiley about the current market.  I'm sorry you feel badly about us off planners.  I'm just trying to make enough money to enable me to buy my little place in the sun.  Off plan seemed to be an honest way of doing it.  I've never wanted a rabbit hutch on a development with 2000 other people.  I would like a little place with a garden that I can do up over time and become part of the local community.

Oh well, maybe 2008!

Dixie I have no probs with people buying off plan as end users - on the contrary what pisses me off is the situation encouraged by less scrupulous agents who click into everyones greed button - suddenly they are not buying one to own for themselves they are buying 5 or 10 as if they are Rockefeller - the intent being they will only keep one and sell the others on for massive profit to buy the other one for nothing - seems so simple doesnt it - but at the end of the day its a hell of a lot of money and they dont seek the correct advice before jumping in with both feet - good luck with the place with the little garden - think its everyones dream

Just  joined this forum as we are going to Murcia in July with MRI. I have seen a couple of good posts (I have pm'd the posters for further details) and a few negatives, although some of the answers seem to be a bit off topic.

Another forum I have just joined isn't allowed to mention them so I can't get too much info from there. I just want to get as much info on this company before we go to make a balanced decision.

Hi Marksfish, I am sure there were several more recent posts on this thread.  Have they been removed Julian, or am I having a senior moment??  I have sadly had a really bad experience with MRI and I have various papers and emails to justify my complaints.  However, MRI has declined to give me any details of who I can address my complaints to. 

If you want to pm me, I will be happy to suggest a set of questions you should ask on your inspection trip to hopefully ensure you don't fall into the same trap.

OK - gotta share this one with you guys!

This morning I had to collect keys from a LARGE agent here so I can sell a property thats been on their books for months.... Oh but I digress, sorry

Got the keys and went to the development near Cabopino. Anyway after viewing and taking photos, I got back in the car (yes I know its a long story, but its thursday so allow me to draw it out..)

And got going. Got to the roundabout and got flagged down by a lady in distress. She asked if I was english (why do I look otherwise??) and I asked her if she was the taxman! (standard answer just in case)

Turns out she had locked herself out of her apartment, only recently arrived and was due in work in half an hour. Her phone had run out of credit and could I possibly take her to the N340 where she can call for a taxi. I asked her where she was going to and it turns out she has recently been employed at MRI´s media office. Well I thought, Media office, thats a new one on me, so as I was going that way into Marbella, I offered her a lift.

So overjoyed was she that she started babbling on all about what she was up to - arrived Sunday, had monday, tues and wed íntensive training´" cos MRI are really big - do you know them??? They have over 1000 staff and they all earn loads of money! And they have their own magazine and satelite tv channel. Ive been applying for 3 years for a particular job and really wanted this one in media" she said.

Intrigued as I am (well bloomin nosey really) I asked her what exactly she was going to be doing in media to warrent 3 days of `íntensive´ training.

"well" she said " they operate in 16 countries, so we have to learn all about it - and do homework and study all night so we know our stuff"

"so" says I "what are you going to be doing for this innovative company?"

" talk to all the clients ringing in from the satellite tv channel and flog them property" she said!!!

Well I reckon she can teach them loads about all the countries she has visitied. I reckon any buyers will REALLY know what they are going to buy when where and how after speaking to such informed and experienced people!!
